This is why I love local restauraunts instead of chains worried about profit margins on a national level. And the best part is, every chip is layered! You know how some nachos have all the toppings on top and then the bottom is just dry chips.
This one has a bed of chips, toppings, and then another bed of chips with toppings on top again. The sauces on the side are extra queso and seasoned sour cream.
I have a client whose home has been on the market for a month. They're thinking about going short sale and have consulted an attorney that my broker recommended. They've hired the attorney and my broker is saying the only thing I need to update is the MLS to add "potential short sale." I was on the call when the client met with the lawyer and basically lawyer just wanted to know whats the lowest price client could accept to be clear and free. Issue is, they just bought the home a year ago and have two downpayment assistance programs that require repayment if sold in the first 5 years.
I'll add its a strange situation because client continues to be able to make payments but short sale cant be triggered unless they miss a payment, which I know I cant advise them to do but their lawyer I'm sure can beg to differ.
For any Realtors that have conducted short sales, what have you found that works best for you in terms of marketing or things I should avoid on my end to help ensure a clean facilitation of the selling process.
