Why is this flat still on the market?

Came across this today and from what I can see nothing seems out of the ordinary and being in the south east prices do tend to be high.

Do they just need to reduce further or is there something else I’m missing?

Moving to Reading & commuting to Oxford

Hi all,

I’m not familiar with Reading but considering buying a flat in there. I will need to commute 3 days a week to Harwell Campus Oxfordshire by car.

Which areas in Reading should I focus my search on? My main concern is a safe neighbourhood & good commute during rush hour. TIA

1 bed freehold or 2 bed leasehold ?

Hi all, just looking for thoughts on this:

Two properties same price, one is 1 bed freehold maisonette with front garden &
drive, the other is a 2 bed leasehold 1.5k service charge no outdoor space.

Which one would you go for ?

Pulled out feeling deflated

FTB just pulled out on a flat due to discoveries on the management pack 😔 feeling sad as I offered back end of January. Back to the drawing board and with interest rates now higher than before I feel like giving up.

Anyone gone through similar this year? Buying is so stressful sigh

Fire risk Assessment

Hi all, just received the management pack for a flat I’m purchasing.

The fire risk report states:

Are there any combustible materials or cladding on external wall? YES
Recommendation - that a fire risk appraisal (FRAEW) of the external wall construction is carried out in accordance with PAS 990:22.

I have asked the solicitor to find out if they have the FRAEW. If they don’t would this be a risk that cladding remedial works are pending?

My gut tells me this will be a problem and I should walk away.

Do I pull the plug on flat purchase

Hi all, I offered on a lease hold 1 bed flat end of January 2026 . I instructed solicitor by 2nd week of Feb. Local search done by end of Feb. So from March until now my solicitors have been chasing for the management pack and nothing. I told the estate agent to contact the vendor not heard back what’s causing the delay. Looking at right move so many more better flats & good value have been put up. Really considering pulling the plug & getting a nice 2 bed. What would you do ? I feel bad for the vendor but the management company is giving red flags

Hi all, I will be moving into an electric only 1bed top floor flat. The flat has EPC rating 67 with potential to 74. Gets plenty of sunlight through and double glazed. The heaters are storage and I think the water heating system is standard.

For those with electric heating what are the tricks to keep the bill manageable during winter? And which provider is the cheapest? TIA
