Got to stop reading this sub when falling asleep

I like catching up all things DCC gossip as I fall asleep. Last night I had a dream I tried out for a cheer squad. But in my dream it was a high school team, but filled with all our favorite DCC’s with Kelli and Judy running the team. And even in my dream I was regular 48 year old me with no formal dance training. Don’t ask why I was trying out for any cheer squad, let alone a high school one—it was a dream and there is no logic to it. Anyway, at some point I decided drinking before tryouts would help my chances. But Kelli Finglass caught me and I got a total Kelli lecture while also being “cut” without trying out.

Anyway, probably should find other things to fall asleep to.

[Landlord US-OR] Land Sale Contract/Owner Financing

We became landlords on our previous home last fall. It had been on the market for a couple months with one low ball offer so we decided to rent it out. It is a rural property/hobby farm (just shy of 4 acres a good 20-30 minutes from a couple small/medium sized cities, and 1.5 hours from the major metro area in our state).

We are not looking to be landlords forever and this was our “forever home” when we bought it (not an investment property), but life changed and so did our housing needs.

We found great tenants who love the house are taking good care of it. They even bought their own equipment to care for the property (like a tractor) and have added some exterior improvements (nice chicken coop, garden, etc—all with our approval). They have great credit and financials confirmed in the background check (several hundred thousand dollars in various accounts). They currently do not qualify for traditional financing due to recently relocating and the husband having non-W2 income streams.

They approached us this weekend asking if we would consider some sort of land sale/owner financing sale to them. We told them to put their proposal in writing and we would consult with a real estate attorney and research it some more. The gist of what they are thinking based on the conversation was giving us a substantial down payment upfront (they said $200K) and then a 10 or 15 year “mortgage” at 6% interest for the remainder (we had it listed for $600K and they proposed that number) with a clause that allows them to pay off early if they can secure traditional financing.

Obviously we know there are a lot of details we would need to discuss with a lawyer to really appreciate the pitfalls, risks, benefits, and would use a lawyer to draft any sort of agreement if we were to accept this sort of deal.

Just curious if anyone has done this and how it worked out? Any upfront dangers, flags, sneaky legal issues anyone wants to share so we can raise them with an attorney if we get to that point?

We do not need to sell the house. And the landlord thing has been smooth sailing so far but that’s because we currently have good tenants and it has been less than a year. We put a good $30K into the house to get it read for market, so we don’t think it will need any major expenses for now, but the longer we keep it we know that will change.

Gus aka Augdog, Gustopher, or Big Balls.

This is my 10 month old “toy” mini. He is 21lbs and 15in tall, so a large toy, small mini. He is genetically 100% MAS, confirmed by DNA test.

But more importantly he is 100% lovebug, goofball, and one of the most ridiculous creatures I have ever met. And I have had dogs my whole life.

I apologize if this is asked a lot, I did a search on her for GLP-1 and it didn’t quite answer my question.

So I have my colonoscopy tomorrow (Friday 5/1) at 2:30pm. I have not eaten solid foods since dinner Tuesday. I have done clear liquid diet since waking up yesterday (Wednesday). Starting yesterday at 1pm, I did the first bottle of Suprep, followed by a second bottle at 5pm.

I am scheduled to do another bottle at 6pm tonight and then a final one tomorrow at least 4 hours before my procedure.

Due to being on a GLP-1 (did skip last week’s shot as recommended) I have slow digestion and “constipation” (medically due to frequency, but I don’t find my bowel movements uncomfortable or difficult and I don’t have gas pains, bloating, etc—I just poop less than normal), I was given this extended prep.

Anyway. The things are moving and I have gone to the bathroom a lot over the evening and this morning (slept fine), but I am definitely not close to being clear. Both in color and pieces of solid matter still coming out.

Is this normal for GLP-1/constipation? Will it get clear at some point? I really do not want my prep to fail. But I keep reading all these stories of “I was clear after the first bottle of prep” and it is making me nervous.
