TL;DR: how to fix organic fertilizer and dried LECA problems?
Been given two huge plants a few years ago in around 40l LECA each. A ficus benjamini (looks more like three) and a nerium oleander. Both did well for years with either 1,5 l of water a week or given with a daily automatic. Some random fertilizer every 8 weeks or so. Just been lucky as I had no idea of what I am doing.
Problems started with the ficus when someone told me I should always add some fertilizer. Soon I needed a fresh bottle and stuff seems to be organic from what I learned now. The ficus threw 60% of leaves in two weeks. Water was stinky so I removed it with a tube and let it dry for two weeks. I was thinking it just had been given too much water. Damn, wish I did some research earlier!
So, I wonder if I should wash the roots and substrates leaving them in there, using a pump. Or if I should take the plant(s) out, wash and cook the substrate, threat it with vinegar, cut the rotten roots, put it back in, never let it dry again. Else? Hope someone can tell me how to fix this mess I made.

Ein Gebäude mit einer Gewerbefläche und einer Wohnung soll in zwei Verträgen vermietet werden. Die Verträge sollen miteinander gekoppelt werden, um zu vereinbaren, dass sie nicht separat voneinander gekündigt werden. Die Beteiligten sind sich darüber einig. Der Unternehmer, dessen Firma die Gewerbefläche mietet, ist auch einer der beiden Hauptmieter der Wohnung. Wie kann eine solche Kopplung formuliert werden, so dass diese Vereinbarung möglichst klar ist? Den Beteiligten ist klar, dass es durch den Schutz des Wohnraumes nicht möglich ist, dass ein solcher Vertrag absolut rechtssicher wird.
