BankAus- incredibly low loan amount offered

Hey all, I just submitted an application with BankAus to access how much the bank would give me for a 500k house with 30% Gov support. It was assessed after a few days that the bank could only give mea $70k loan!? I have no HECs or debt of any kind. Does anyone know why this might be? It seems insane because their borrowing power calculator says $400k! And I had a $80k deposit .. 2%-5% on $500k is $25k. I’m seriously disheartened

I have a 2010s Hyundai i20 auto and it needs to go in for a large service which could be $5k, I'm thinking it's time to buy a new car and I'm leaning towards an EV. Specifically the BYD atto 1 premium or MG4 EV Urban. I'd be looking at taking some sort of finance on the car and ideally would like to keep any of these for as long as possible. Would you guys spend the money fixing a 13 year old car or buy a new one now and keep it for 7-10 years.
