I am thinking of buying a place that’ll need a bit of fixing… probably a 15k kitchen DIY and 20k bathroom. Plus various other fixes. How does getting “permission” for works over 20k, well, work? Why do we need permission? Why do we only get 12k taken off every 20k we spend?

BankAus- incredibly low loan amount offered

Hey all, I just submitted an application with BankAus to access how much the bank would give me for a 500k house with 30% Gov support. It was assessed after a few days that the bank could only give mea $70k loan!? I have no HECs or debt of any kind. Does anyone know why this might be? It seems insane because their borrowing power calculator says $400k! And I had a $80k deposit .. 2%-5% on $500k is $25k. I’m seriously disheartened

Can I pay a larger deposit?

Can I pay a larger deposit? For example, if the property is worth $1 million and Help to Buy contributes 30%, can I pay a 50% deposit myself and only borrow 20% from the bank? Is that allowed?

What happens if your income crosses the $100k cap after you’ve already bought into the scheme?

According to the fine print, Housing Australia reviews your situation every 5 years. If your income exceeds the threshold ($100k for singles, $160k for couples) for two consecutive years and they deem you have "borrowing capacity," you can be forced to start buying back the government’s equity share. Has anyone spoken to a broker about how this is actually enforced? If I get a promotion in year 3, am I basically forcing myself into a mandatory refinancing nightmare I might not be able to afford?

Buying land and building — a few concerns about timing and finance

Hi everyone,

I'm a first home buyer planning to purchase land in an estate and build. I've spoken to the estate agent, and they've mentioned the land won't be titled until around October. They're asking for a $10K deposit and want me to sign an unconditional contract.

I have a few concerns and would appreciate any advice:

Valuation risk — What happens if the CBA valuation comes in lower than the purchase price? Since it's an unconditional contract, I'm worried I'd have no way out.

HA approval expiry — My current pre-approval expires at the end of July, but the land won't be titled until October. Can I get my pre-approval extended for a few months, or would I need to reapply for help to buy scheme again.

Build timeline — On top of the land settlement, the build is expected to take around 5 months. Does the pre-approval need to cover the entire period through to construction completion, or does that work differently with a construction loan.

Has anyone been in a similar situation buying off-the-plan land in an estate. How did you handle the gap between pre-approval expiry and title/settlement.

Eligibility with under 100k income excluding Reportable Fringe Benefits

So im thinking of using Help to Buy to buy my first home. I thought I'd be eligible because my 2025-2026 gross income was <100k, but I also salary sacrifice (I'm in healthcare) and the RFBA was about $16000 so now I'm worried I'm not eligible because it puts me slightly over. Has anyone been in a similar situation and knows if that means I'm ineligible?

Contract signed - now what!

After almost 3 months of searching I found a place last week and signed the contract!!!
Building and pest will be done in the coming week on the 5th day of our 7 day clause. CBA said they ordered the valuation and notified HA.
There’s body corp which covers building insurance (if I’m correct).

Is there anything else I need to do while sitting tight?

This might be a dumb question, but say your salary jumps a lot a few years later, do people eventually get forced out of the scheme or need to buy back the government share quickly?

Contract Clause

My partner and I are doing land and construction through Help To Buy scheme. We are wondering if we need to include some sort of “subject to help to buy final approval” in our contract. Or does the regular “subject to final approval” clause cover this? Our conveyancer’s useless, and being such a new scheme it is hard to find a conveyancer that knows anything about it.

Leaving and re joining scheme

As my land is not due to be titled until slightly after my HA pre approval expiry has anyone had any luck recently leaving the scheme and rejoining to restart the countdown preferably with the same bank

Since the Budget is scrapping negative gearing for existing homes in 2027, does Help to Buy become the ultimate "investor-beater"?

Last night’s announcement that negative gearing will be scrapped for existing properties (starting July 2027) is a bombshell. If investors are going to be priced out of established houses, does that give us a massive "window of opportunity" to use the 30% shared equity stake to outbid them right now? Or are we worried that the rush to buy before 2027 will just push property prices past the $1.3m (NSW) and $950k (VIC) price caps?

Who would be crazy enough to sell an investment property now? I reckon the supply will dry up really quickly and prices will continue to grow. Rents will keep going up as well and people will get hurt.
