Warning: Reduced borrowing power?? So disappointed!!

My husband and myself got a detailed borrowing estimate from our mortgage broker who had little experience with the Help to Buy Scheme. After we gave him access to our accounts through a software program told us we could borrow the amount of money we required. Fast forward a couple of months to now, the interest rate has remained the same. we found a block of land and a suitable house design. The builder reccomended a mortgage broker to us who understands The Help to Buy Scheme and the lender requirements. We find out that our estimate is over 250k less but if we werent going through the HtBS we would be able to borrow the money we required but without the htbs, its pointless either way. We are heartbroken. 3 days away from the end of our cooling off period for the land and we can't proceed.

Help to buy scheme - New build Is fencing required?

Hi everyone, my husband and myself are in the process of signing a contract for unregistered land and we searching around for a house to build. I can't seem to find any clear information regarding the need for boundary fencing to meet the help to buy scheme requirements and if it needs to be added as a provision in the build contract or if we can add fencing after we move in. Does anyone know what the ruling is regarding this?

Will a Stat Dec be good enough in place of a birth cert thats impossible to obtain?

My husband submitted his citizenship application to apply by conferral from Nz on the 25th june 26. He sat his test and interview on the 14th July. On the 15th had to upload a last minute stat dec because he doesnt have a birth certificate. He is South African born, moved with his parents as a child to NZ. Has full NZ citizenship then moved over here as an adult and has been living as a pr since 2000.

Has anyone else been in a similar situation? Will the stat dec, his NZ passport, his parents NZ passports, his Australian ID and tax records be enough with the stat dec to get approval do you think?

Waiting for approval through conferral with a Statutory Declaration.

My husband is waiting for his approval letter to come through and I am feeling a little impatient because we are applying for a government scheme that is limited and requires citizenship. So, I thought I'd share his timeline with others who are in this situation and for someo who maybe able to share their similar story to pass the time.

Timeline :

Submitted application: 25th June 26

Test and interview: 30th July 26 managed rebooked for 14th July 26

Passed test.

15th July: he realised a birth cert is needed because his passport isn't sufficient, uploaded a Statutory Declaration.

Status says: recieved

Now we wait.
