Boiler placement in loft conversion

Hi, just looking for an honest second opinion please.

During our loft conversion, our plumber advised that the new combi boiler could not be installed above the new staircase area / near eaves due to flue regulations and servicing access, so it has instead been placed in the loft dressing room area on the opposite wall of the house, pretty much directly opposite.

However, I’ve noticed a neighbour appears to have a very similar setup with the boiler likely in the eaves/ above stairs and a vertical flue near a Velux window.

Based on these photos, do you think an eaves installation would likely have been possible/compliant in my loft, or does the current boiler location seem like the correct approach?

Not looking to cause issues, just trying to understand whether there were realistic alternatives before we finish the room around it, as I’ll rather do this now and have the space back in what is going to be a small walk in wardrobe than wish for years that I would have done this.
