A unit next to a mosque is good or bad?

​I was checking a unit in Island 1 while I realised there was a huge white and empty spot in the master plan, so I went to check into the Development Information System and I saw this big white and emptying spot in the master plan is initially designed for a mosque.

My question is for the units next or near them, is it good or bad? I guess for a very religious person it’s a pro but for a non muslim it is “bad” since he doesn’t follow the religion and it might just be a ”noisy thing” because of the fajr and the traffic of people in it.

Also i don’t know if because its inside a community the fajr would be very loud, because i’ve been in apartments next to mosques in dubai and I can tell it is very loud and I used to get woken up by it every single day, but i don’t know in this case.

What are these white spots in Damac Island?

Can someone explain? or is it not confirmed yet? I would say it’s spaces where supermarkets, schools and even mosques will be built but i have honestly no idea.

Does the orientation of a townhouse matter?

I was thinking if this matters in any way for the value of the property.

Two same townhouses, same price, same single row, same everything, but they have different orientations.

Price is the same for both, but i’m curious if the orientation is important since i don’t have much idea.

In case of 1098 there’s a gap in the front which goes for a road, so i was thinking if this would be a extra small privacy or it really doesn’t matter.

400k AED difference between these 2 units, is really a single row worth much more?

I am checking the stock left on island 1, and I realised the prices of these 2 5br corner units have a 400k aed gap.

One is back to back, but it’s end unit and it’s 2 minutes walking distance to the lagoon.

Second one is single row, but it’s much far from the water than the other one but at same time is 400k aed more expensive.

Can someone explain? thanks!

I need a lawyer to get money back from Damac

Last weeks I approached to Damac offices to know about the stock of damac island 1, there is not much stock but i send EOI of 50.000 AED for a 4br unit, after it i signed the booking form and sent another 90.000 AED to complete the 5% of the booking.

The thing is, during the time they were preparing the SPA i changed my mind and I wanted to switch for a 5br unit, but there’s not much stock and the units they offered i don’t like it because of the position or views that they have, and now i also don’t want the 4br unit because as I said i changed my mind.

I have messages from the salesman saying the SPA would have a clause of no reward for delays for the first 12 months of delays, but in the SPA i got sent it’s a 24 months one, and also a lot of aggressive clauses that I don’t agree with.

I told the salesman who attended me that I wanted to cancel since we didn’t find any 5br that I liked and the SPA was very aggressive and clauses that were told different before it got sent to me, and he said i would not get any money back, which is correct for the EOI of 50.000 AED that I sent but not for the other 90.000 AED that I sent (the booking form that I signed only says that the 50.000 are not refundable, but there’s no clause about the other money and I didn’t sign the SPA)

A experienced friend told me I have the right to get the 90.000 AED back, but I would need to send a few emails to Damac asking it which will obviously reject because it’s Damac, and after that I would need to open a case in DLD, but honest i don’t have time and proper knowledge for this and I am looking for a lawyer who can take care of this.

I would really appreciate any help or advice, and specially a person who is really motivated to take care of the case. Thanks everyone.

Can I get my money back? do I need a lawyer?

I booked a 4BR townhouse in DAMAC Islands 1.

First I paid a 50,000 AED EOI, then another 90,000 AED to complete the 5% booking payment. While DAMAC was preparing the SPA, I changed my mind and wanted to switch to a 5BR, but none of the available units suited me.

On top of that, the SPA I received contained terms that were different from what I had been told beforehand. For example, I was told the delay compensation waiver would be 12 months, but the SPA says 24 months, along with several other clauses I wasn’t comfortable signing.

I decided not to sign the SPA and asked to cancel. DAMAC says I will lose the full 140,000 AED. I understand the 50,000 AED EOI is non-refundable, but the booking form I signed only mentions that amount. It doesn’t say the additional 90,000 AED is non-refundable, and I never signed the SPA.

A experienced friend told me I may have a valid claim to recover the 90,000 AED, although it could require filing a complaint with the DLD.
Has anyone been through something similar or worked with a lawyer who handled this successfully? Any recommendations or advice would be greatly appreciated.

5BR Single Row Corner in Damac Island 1 for 3.85 is a good price?

Hello everyone, i recently asked damac about their stock for island 1 5br and i got the next information:

-5BR Single Row, Corner Unit, Bali 3 Cluster, and the asking price is 4.08 but with a 9% discount would be at 3.85

-5BR Back to Back, Corner Unit, Bora Bora 2 Cluster (more near of the water and better positioned, but is back to back), asking price of 4.04 but would be 3.75 at the end.

The rest of options are similar but these 2 are the ones that i considering, my question now is:

-Is it really profitable to buy from damac stock for island 1? I want as end use, but i don’t want to get something that gets devalued in case i change my mind in the future.

Of course I know the prices are more expensive than a year ago when the project was launched, but i’ve seen the Damac Lagoon 5BR corner are being announced for sale and sold from 3.6 3.7, so i think it should be at least the same for island when the project is finished.
What do you think? is really possible that i’ll lose money if i change my mind and want to sell? Expected prices after handover?

Can I switch a unit or transfer funds after a booking in Damac?

Hello everyone, I was recently looking to get a unit from Damac, I went straight to the damac offices a few weeks ago and there was a unit that got cancelled of damac island 1 that was available at the moment. The asking price was 3.05 and after some negotiations I managed to get it to 2.8, it’s a 4br in bali 2 and single row.

Thing is, I want it as end user, but i don’t want to get something overpriced or that gets devalued, and sadly i did the booking form and paid the initial 5% of the booking without making much research about other similar options.

I didn’t sign the SPA yet, and I realised there’s really cheaper options in resale, but now I paid the 5% of this unit and made the booking and I don’t know what to do.

Do you think there’s a way to help me transfer these funds to another unit in a better deal? Would Damac allow it?

I am almost sure they would reject because they would consider it a downgrade, but maybe if I can get a good deal for a 5br which is not overpriced by this way Damac would allow it? Can someone help with this?

Any help I would really appreciate.

SPA clause of no compensation for delays till 24 months delay

Hello everyone, i’m about to get an off-plan property in damac island 1, today I got sent the SPA and I think it has such aggressive clauses like:

-No compensation for delays in the first 24 months of delay (expect delivery in december 2028)
-They keep the right of changing the materials of the property and no message or conversation or promise has any legal value after signing the SPA

I asked if it’s possible to modify or remove these clauses but they said it’s a pre-made SPA approved by Dubai Land Department and every single person who bought from the project signed this exact same document.

What should I do? Is this normal? Is it true that I cannot modify or get a less aggressive clauses? Thank you everyone helping.

Anyone here has experience buying from DAMAC? (Damac Islands)

I'm considering buying a 4-bedroom townhouse in Damac Islands Phase 1, with handover expected in 2028.

I've received what I believe is a good offer, but I don't know DAMAC well enough to make a confident decision.

My biggest concern is the developer's reputation. I've read many comments about construction quality, delays in handovers, poor after-sales service, and issues with finishing materials.

For those who have bought from DAMAC or currently own one of their properties:

  • How has your experience been?
  • Is the construction quality really that bad?
  • How responsive is their after-sales service?
  • Do they usually deliver on time?
  • If anyone has looked into Damac Islands specifically, I'd really appreciate your opinion.
