Listing Agent asking for an additional 1.5% if non-represented buyer purchases home. Says they need it because it will be more work for them.

Talked to a listing agent and they have their "standard" listing fee and they were asked what would happen if a non-represented buyer made an offer on the home. They indicated that they would charge an additional 1.5% because having an non-resented buyer meant more work for them. That would be written into the listing agreement.

My question is: what exactly would the extra work be that justifies that 1.5% ? 650k home sale so that's $9,750 more.. Just trying to understand their thinking and if it is truly justified.

What is a lake-access property worth that is across the street from a lakefront home that just sold for 2.95 million?

My relative owns a vacant lot that is across the street from a lakefront home that recently sold for 2.95 million. The house that sold was very nice, custom built and the structure is worth 750k It was assessed at 1.35 million (land and structure), considerably less than it was worth.. but a revaluation is happening this year. Current taxes before this sale on the home on the lake were $21,000/yr.

His lot is a little over an acre and has deeded access to the lake via a 50' ROW. There is a small shared dock. The lake is considered very desirable and property does not come on the market very often. No land with a deeded ROW to this lake has sold in the last 12 years. He is wondering what his lot is likely worth given the recent sale.. and what the assessor might re-assess the property for.

I know that isn't a whole lot to go o,n but am just looking for a ballpark idea of how appraisers/assessors value land in this type of situation. His land was assessed at 110k before this happened and he is shocked how much the property across the street sold for.

Clarification on Listing Companies Fiduciary Duty to Seller during Open House

General Question seeking clarification. I visited an open house this weekend that I saw on Realtor.com Got there and the agents sign out showed a woman and her company affiliation. Went inside and there was a man who greeted me, and I told him I was just looking. Toured the home and I asked what the process would be if I wanted to make an offer.. possibly as a non-represented buyer - or maybe ask for a reduced buyers agent fee. He told me that if I was going to do that - he'd stop talking to me because there would be no point in him expending effort because he wasn't getting paid what he wanted. That brought up a question on dual agency, etc. and he told me that he doesn't work for free - he has nothing to do with the listing, and that it would be up to me to find an agent and submit an offer. Asked about getting some forms and he said "you want forms but don't want to pay a buyers agent" ? My reply was: I have no idea who you are or what your qualifications are - all I would want would be forms to make an offer to the seller.

So here is my question: This agent, who works for the listing company, says they have no obligation to the seller to do anything, even if his firm holds the listing. Additionally - he's a buyers agent who if hired, is duty bound to work in a buyers best interest and potentially against the interests of the seller. Yet he is the agent at the open house, and was apparently there for the sole purpose of obtaining leads. How does this disconnect function from an "agency law" standpoint? Doesn't the listing firm have more of an obligation to the seller than this agent states?

Edit: This is straight off of the NC Agency Disclosure Form:

>Seller’s Agency (listing agent): The agent who gave you this form (and the agent’s firm) must enter into a written listing agreement with you before they begin to market your property for sale. If you sign the listing agreement, the listing firm and its agents would then represent you.

Seeking Advice - building a community app with Claude and not getting anywhere

I'm looking for advice and am not a coder. I am trying to build a simple community based app with Claude where people can come in and post very simple local items - that's it. they sign up and post an item. they have an account. they can modify or delete the item. That's it. Claude keeps screwing up and introducing errors - repeatedly. Over, and over, and over it makes mistakes.

Where can I find another AI or service to help me create this? I'd take a solid open source and modify it slightly for my needs. Wasted so much time with Claude. I want to own the code and not have to use a service that creates and app and charges me for users... Any info appreciated... tks
