Best Areas to Live in Sharjah/Ajman for Low Rent + Parking While Working From Home?

I’m considering moving to Sharjah or Ajman since I have the option to work from home most days now. I only need to go to my Dubai office once or twice a week, and I don’t have fixed office timings, so I can travel outside peak traffic hours.
I’ll be living alone, so my main priority is keeping the rent as low as possible while still living in a decent building/area.

My requirements:

Studio or 1BHK

Reasonably good/clean building and area

Proper parking inside/under the building is a must — I don’t want to depend on kacha/open sand parking

Gym and swimming pool in the building would be a big plus

Easy enough access towards Dubai, but I don’t necessarily need to live right at the Sharjah-Dubai border since I’ll only commute 1–2 times a week
I’m open to both Sharjah and Ajman. I’m actually more interested in getting better value for money rather than paying extra just to save 15–20 minutes of driving.

Which areas/buildings would you recommend?
And roughly how much should I expect to pay annually for a decent studio or 1BHK with dedicated parking?

Would especially appreciate recommendations from people currently living in Ajman/Sharjah and commuting to Dubai occasionally.

Android auto or screen share in cityray

Guys, please let me know if there's anyway to use android auto / screen share in geely cityray.

Since the screen is vertical in nature and doesn't have carbitlink, i believe most of the gadgets would be also useless.

Is everyone using the car not even using the screen?

I'm actually disappointed about the situation right now.
