Is dyeing my only solution here? Looking for advice.

I love this coach bag I thrifted but I'm not sure how to proceed. I have already cleaned and treated the mold on the bag. I have conditioned it with leather CPR. However there are these patterned spots that I'm guessing are water stains as well as the mold stains. Is dyeing my only path here to make this look better? I'm not afraid of the process, I have dyed another vintage coach purse before but it had a different problem. So I'm just looking for opinions on the best way to move forward.
