East vs west

Spotted this beauty while working. It’s so rare to find a bumpside ford where I’m from in Maryland…I’ve been looking to buy a 67-72 f100/f250 4x4 for years now and the pickings are slim. Meanwhile when I look on the west coast side of facebook marketplace I see so many bumpsides for a sale at a reasonable price. Trying to buy here on the east coast is like give me 10k for the most rotted destroyed truck you’ve ever seen. Sorry for the rant. I’ll post my success one day.

I’m considering buying a new home and renting my current home. I have a 2% interest rate and a bunch of equity available. I know I can easily rent my house for more than double what the current mortgage payment is..and that’s on the low end. I have no other monthly expenses both cars are paid. No kids yet. Is this doable? Also I purchased the house before my wife and I got married by myself. She’s not on any of the paperwork. Can she still qualify for a FHA loan for a the new home? Is it even worth it to go the FHA loan route if we’re taking out a loan for a down payment?

Would love to hear some thoughts on this.

When I bought the house a few years ago it came with this fake turf stuff. I wasn’t sure what was under it but I had a plan to do a paver patio. Got the pavers at a great price. Took up the turf to start digging and I see older pavers. I was planning to dig and grade with gravel and sand. Now I’m wondering if I should build on these old pavers. Skip the gravel and just use sand and the old pavers as a base. Thoughts? Took some pictures. There is sand under existing pavers and it feels solid. I do see that in the right corner it dips a bit and I have a Basement. But it’s been that way for years no issues with water. Will I hand drainage issues building in this?

I’ll try and make this quick. I’m interested In purchasing 3.1 acres in Maryland about 35 minutes outside of DC and Alexandria Virginia. It’s a raw wooded land in a good area somewhat “rural but is being rapidly developed. I also know that natural gas and water are available right in front of the property which for a rural area is rare(I work in natural gas) because of my job I also see that a new development is being built across the street from where the land I want is. These plans are only known to me because developers in the very early stages of development send plans when they plan to use natural gas in the development. Having all this information and always having wanted to buy and build a house or maybe even develop a small neighborhood I feel as if it’s an opportunity I should take advantage of. I’m not sure what exactly I would do with the land the plan is to buy it with my brother and pay it off over 5 years or so all while planning what to do. I see endless possibilities and opportunities. I also have connections in the home improvement construction business so when it comes to actual building the houses on the property there are plenty areas for saving. Houses in the area are all selling valued at around the 700-900k Range.

I’m 35 no kids I make good money the land is 215 but I’m sure could be negotiated down to the high 100’s 150 if I’m lucky. I just need some of that sobering Reddit truth or motivation. I know that in the future I won’t have a pension or social security etc and I need to do things now to secure my future. Should I take this chance.
