What would you build on a 3,500 sq ft commercial plot opposite Tatwadarsha Hospital, Hubli?
I have a ~3,500 sq ft plot on the 80-ft road directly opposite Tatwadarsha Hospital in Hubli and we’re considering developing it commercially.
We’re still at the planning/design stage, so nothing is fixed yet. The current thought is a basement + ground + upper floors, with roughly 2,500 sq ft floor plates, parking and a lift. Since it’s right opposite a hospital, I’m wondering whether it makes more sense to design the building specifically around healthcare rather than build another generic commercial complex.
Some possibilities I’ve been thinking about are diagnostics/imaging, dialysis, specialist clinics, eye care, IVF, dental/physio, pharmacy, medical equipment/optical, or perhaps a café/food outlet on the ground floor.
One advantage of figuring this out now is that the building could potentially be designed around the requirements of a serious tenant, things like floor height, lift size, electrical load, plumbing, floor loading, accessibility, etc. A larger operator could potentially use anywhere from one floor (~2,500 sq ft) to multiple floors.
For people familiar with the Hubli commercial/healthcare market:
What would you build here?
Would you divide it into smaller shops/clinics or try to get one larger healthcare anchor tenant? What kind of rent per sq ft would be realistic for ground, first and upper floors at this location?
Also interested in hearing from anyone who has leased commercial property to hospitals, diagnostic chains, pharmacies or similar businesses — especially things you wish you had planned before construction.
And if someone here actually works in healthcare expansion/leasing and thinks the location could be relevant, happy to connect over DM.
