Need Business Loan for Special Use Development
I'm looking for a business loan for a special-use business purchase. The business is an existing Ice Hockey Facility. The building purchase is 3m, with a further 2.5 m needed for construction upgrades. The issue is that the building is on leased land from the Parks and Recreation Department and has 9 years remaining on the lease. It's proving to be challenging to get a new lease executed because there is still considerable time on the lease and the land ownership transfers to the city at the end of the 9 years. All parties are willing to work to execute a new lease it just may take a long time because they only meet once a month.
I'm hoping to find a lender who can lend with a 9-year lease. I'm open to ideas. I need to execute something quicker in order to take a depreciation this year.
I have a considerable down payment and collateral to secure any note.
