why am i paying yearly 4200 for an umbrella policy is that the norm now?

I don't get it. it's with allstate. 2 adults and 2 drivers under 21. There's no one that's had an accident in this household forever or even a ticket. total auto is ruunning 8500 yearly (mine is 1200 wifes is 1200, the rest is the kids and that's with good student discouunts) and the umbrella is 354 bucks per month.

From what i've asked around the auto doesn't seem too unusual for 2 kids in florida. But the umbrella i don't even know why it's this high? is that the norm? My wife did that, i thought these we only couple hundred bucks per year or something. it's only 1 million coverage and the auto is high of course due to all the maximum coverages.

anyone making their own hoses with those chinese crimpers?

I'm paying almost 100 per hose! no matter how short at my local places. I haven't had a hose longer than 18-24 inches i bet. i can drive 30 minutes and save maybe 10 bucks but they're all running 75-95. On this old 553 i've got i bet 400 bucks in hose replacements and i just redid lift seals and while they're out i'll probably do those too and i'm sure there will be more ...it seems once you hit that age, you replace one the next goes and so forth. looking at probably 170 + just for 2. The youtube videos on these look pretty positive once you dial things and and do a conversion.

I just replaced the seals and wondering what to torque these too i guess i need to buy a service manual.

What to investigate bobcat 553 lumbering start up?

I've been ignoring this but this old 553 i have has a lumbering start. It has a slow cranks, then towards the end will speed up and start getting a little kick. At that point i'm 15 seconds in so i release key. do it again this time it will do a slow turnover for only a couple seconds then start coming to life and start. Rebuilt starter. i cleaned all the battery connections and grounds , good battery, ( cleaning the ground solved a no start after some flooding awhile back). Changed glow plugs and diagnosed glow plug circuit (but i have to go back and double check theuy're working but i'm also in hot as hades florida.

I'll have to remember i think it starts easier when after i use it but it's still slow lumbers to turn over but then starts 1st go round.

Once i finish replacing seals in arms and stuff i'm going to dig into this and try new battery cables and such but i suspect it's more than that.

Looking for quick guidance if i should be pursuing a different filing status. My wife is a high earner 250k range. We're in florida. I left work last year (probably early retirement) but also we collected a number of properties pre covid (not by any means on purpose) that have gone up in value but need work and it just made sense to stop and work on these now myself. All properties are paid for.

Prior to that we simply filed w2 1040.

Prop1: A house i had my mother in i paid for, i'm in the process of remodeling it to be done this year. I do 100% everything except roofs, from gutting to rehab to mowing. We're in that such a low cost basis i'm not selling it until we move out of the area or decide str rentals are something we'd do longer term then maybe 1031 one.. But i plan to rent it, i expect i may get some holidays and snowbird months.

Prop2: This was a hedge for RE it's a dump but on a fantastic river and huge lot with great views, the area is popular with fishermen. It's 1/2 done i'll finish it next year. We fully intend to str it. It's next door to our primary property. We honestly probably wouldn't buy it again but at the time we made more on the owner finance deed investing our principal than the interest cost and there was possibility to tie it into our property.

I also use that prop to store materials tools for prop1 and 2.

Prop3: my mom lives in now a condo, but i can't do anything with it for awhile.

We also have an empty lot. Primary residence is an old larger riverfront property (was distressed still is to some degree) as well that i intend to str at some point , selling would involve a lot of remodeling costs to reach maximum potential and i'm more of a buy and hold type with this growing area.

So TLDR my wife is a high w2 earner, i devote 100% of my time right now to cleaning up this stuff we've collected, all maintenance, repairs, remodeling.

Just seems like with all of the equipment i have (we're talking mini excavators dump trailers, skid steers, anything and everything needed all of the work i perform i just feel we're not doing "something right" that with 1 property to be rentable by end of the year i should be planning on trying to offset some of her w2 income by doing what i'm doing (that's of course is by chance not the reason).

Last year i left beginning of year and most of that time was on them as well but only this year will 1 be rentable by eoy.

AI is basically telling me to find a tax planning cpa familiar with str and realestate and on the surface i don't see how it's not reasonable given most of my days time is spend on these. Sounds reasonable but ai is pretty halucitory ...

Should discuss it with cpa i've used forever but all he's ever done is file no planning and i'm looking to find someone more local.
