Buying rental property for young kids

Hopefully, this question is OK here. It might be better suited for a real estate or tax sub, but I didn’t think it would be well received over there…

Has anyone bought rental property for their kids, particularly when the kids were still young? Seems there could be some benefits, particularly letting them take ownership with a low cost basis, providing a relatively long investment horizon, allowing them to do work for the management company and contributing towards a Roth… etc. Obviously, I would need to talk to a tax professional on the exact structuring as there are some complexities to it, but I am interested in hearing personal experiences. Eventually, they could keep renting the properties, convert them to personal residences, or just liquidate for startup capital. I’m getting close enough in regard to my own retirement, that I want to start looking how to best give my kids a bit of a head start in life (besides fully funded education). I’ve owned rental properties before, and keep coming back to this idea. Any thoughts? Or should I just be gifting them the 38K (unreported gift limit for married couple) annually into a custodial account, and call it a day?

Digital Service Agreement & Paze issue

I cannot link Paze in my digital wallet. Spent a bunch of time with customer service/ tech support, who said they were escalating the situation. Got a reply today that I needed to accept the digital service agreement, found in the agreements and disclosures section at the bottom of the menu on the website. Well, I can see the digital service agreement, but only an option to download it as a pdf. There is never an option to actually accept the thing, even after downloading it and scrolling down the bottom. Called customer service again, then transferred the tech support work it any solution. Spent forever with someone who sounded like they were reading bad AI generated answers that were kind of vague summaries of things we already established like 3 steps ago, and couldn’t offer any real help. They put me on hold multiple times, including making me stay on hold while they were generating a ticket to escalate the matter. I just got my CSR a month ago, and am absolutely over it already. Chase is such a hassle and they seem very incompetent. After I use the points, I’m going back to my Venture card for next year. But does anyone have any suggestions here? Any ideas how to accept this agreement which they believe to be the issue for linking Paze (even though my other digital wallets work fine)?
