Easiest way to add 150 sq ft for deed restriction
I have a non-profit for wildlife rehabilitation. I have found the perfect property (4 acres, heavily treed, year round creek) for wildlife habitat, riparian conservation, and releasing rehabbed wildlife.
I have a friend that would like to donate a tiny home to the nonprofit, it is 650 sq ft.
Even though the property is 1/2 in the county and 1/2 in an ETJ, there is a deed restriction that the home needs to be 800 sq ft.
Has anyone encountered this and successfully navigated it? Could I just build a screen in porch to add 150 sq ft?
I absolutely love this property and since 75% of it is in the floodplain, it is priced so that I could purchase it for my nonprofit. Having to turn down the tiny home and purchase a 800 sq ft mobile home might just put it out of my budget since I already have to get a septic system, install meters, and run utilities.
