Long time lurker, first time poster...

This took nearly a year to complete and went totally over budget, but I'm finally starting to get my home office set up. I hired a local shed company to build the structure. They use post and beam construction and build everything on site. I couldn't find any pictures, but they used sono tubes for the foundation. I hired my electrician to do the trenching, run the electrical from the house, and wire the interior for lights, outlets, and switches. He ended up needing to install a new electrical panel in the house. From there, I did some of the work myself like installing all the studs in order to hang the nickel-gap paneling, installing window jamb extensions, and spray foam insulation. I hired a contractor to come in and install the nickel-gap paneling, trim out the windows, add baseboard, sand and finish the floor, and paint the interior. Final steps was having the mini split installed. Just starting to get furniture moved it, but wanted to share!

What are your mini split recommendations?

Looking to get a mini split installed in a fully insulated and finished 200 sq ft outbuilding. Electrical already in place. I got a quote last fall that was highway robbery. Does anyone have any reputable/reasonable local recommendations? It seems that many of the local installers are now owned by large conglomerates. I'm on the lower Cape.

A large-scale search and rescue operation continues Sunday night for a Norwegian Breakaway crew member who fell into the Atlantic Ocean approximately 12 miles east of Wellfleet, Massachusetts. The U.S. Coast Guard initiated the response after receiving a report late Saturday, April 25, 2026, that an individual had gone overboard during the ship's transit to Boston.

Authorities confirmed that security camera footage captured the crew member falling from the vessel. Following the incident, the Norwegian Breakaway returned to the last known location to deploy life rings and a rescue boat before being cleared by officials to continue its scheduled voyage.

Search assets include a U.S. Coast Guard helicopter that arrived on the scene around 1:00 a.m., supported by a crew from Coast Guard Station Provincetown. Aviation units and surface vessels have spent the day scanning the waters off the coast of Cape Cod for any sign of the missing individual.

A spokesperson for Norwegian Cruise Line emphasized that the company is prioritizing the welfare of its staff and remains in contact with the relevant authorities regarding the ongoing search.

"Late in the evening on April 25, 2026, a crew member went overboard east of Cape Cod, Massachusetts. Upon confirming the incident, the vessel immediately informed the United States Coast Guard Marine Rescue Coordination Center and a coordinated search and rescue operation was initiated. The United States Coast Guard has taken over the search and rescue operation and released the vessel to continue the voyage. The safety, security, and well-being of our crew is our highest priority. Our thoughts are with the crewmember's family during this difficult time." said a Norwegian Cruise Line spokesperson.

Passengers on the cruise ship reported being alerted to the emergency through a ship-wide announcement of a "Code Oscar." Witnesses described feeling the vessel perform a significant maneuver to backtrack toward the site of the incident.

"We've heard all kinds of rumors, but the captain gave us the official information and let us know that, sadly, a crew member had climbed over the railing and jumped overboard in the middle of the night," said passenger Anna Flowers. "So we had a moment of silence and just feeling very sad for whoever had taken their life in that way."

The identity of the crew member has not been released by the U.S. Coast Guard. Investigators are currently reviewing the circumstances surrounding the fall as the search efforts persist into the evening.

Leaders on Cape Cod are sounding the alarm about funding to replace the Bourne Bridge.

For Blue Rock Golf Course in Yarmouth, a warmup in the weather signals the beginning of the busy season. The Par 3 course has been operating since the 1960s, and like so many other businesses, it depends on tourist traffic crossing the Cape Cod Canal via the Bourne Bridge and the Sagamore Bridge.

"Everything you're looking at, touching, buying, came over those bridges," said Matt Pitta with Blue Rock Golf Course.

But concern is growing that the steady stream of visitors could soon be cut off.

"The bottom line is we would lose a third of our economy," said Paul Niedzwiecki with the Cape Cod Chamber of Commerce.

"It's our lifeline on the Cape and Islands," said State Sen. Dylan Fernandes.

Both bridges have been deemed obsolete by the Army Corps of Engineers. Funds have been secured to replace the Sagamore Bridge, but not the $2 billion needed for the Bourne Bridge.

"The Army Corps of Engineers' 2020 report identified the Bourne Bridge as needing rehabilitation by 2029," said Niedzwiecki. "It means a complete closure of the Bourne Bridge."

"If we can't get money for the Bourne, and the Army Corps of Engineers has to do a major overhaul or major rehabilitation, and it's closed for six months or more, you're looking at what we like to really, unfortunately, call an economic Armageddon," said Pitta.

Rep. Bill Keating, D-Massachusetts, lives in Bourne and believes rehabilitation isn't something the community can tolerate.

"Rehabilitation will waste tens of millions of dollars, and the bridge will still need to be replaced in the near future," said Keating. "I, Sen. [Ed] Markey and [Sen. Elizabeth] Warren, and the entire delegation, continue to fight for what the state deserves – a full, modern replacement of the Bourne Bridge."

Reaching that resolution involves pursuing federal funding opportunities.

"We're hopeful that the Bridge Improvement Plan, BIP, which was part of the bipartisan infrastructure legislation, will be part of that reauthorization," said Niedzwiecki. "So that means there would be federal funds available for us to apply for."

Even if that opportunity fails to come through, locals remain dedicated to ensuring both bridges are replaced.

"We'll find a way on the Bourne," said Pitta. "We have to, and we will."

The Sagamore Bridge is scheduled to begin construction in the winter of 2027.
