Does the text service for Coney island work for other people? You text Coney to 51155 and they send you safe crossing info. I've tried it every summer for the last 3 years and I never get a text back.

I'm trying to find out if it's worth my while changing my mortgage provider. I'm on a fixed rate with BOI but it's currently cheap enough to break out of it. They are offering 4.1 variable or 3.65 1 ye fixed for >80 loan to value. I'd imagine it's <80% by now but I'd have to get a valuation to check. Can anyone recommend a broker who could do the maths for me?
