What’s wrong with this house?

We looked at this house (1788 San Lorenzo Ave) in the Thousand Oaks neighborhood today. It was listed at 1.5M in December but didn’t get any buyers and went off the market. Now it’s back and listed at 1.25M. We toured it and really liked it, didn’t see anything wrong with it. We‘re wondering why it didn’t sell in december at a price that seems right. Would love to hear opinions from folks familiar with the local real estate market.

We have two kids (6 and 10) and are considering moving to a town about an hour away, either this year or next. Our older child is currently in 4th grade, happy at his school, and has a few close friends.

We’re debating whether it’s better to move this summer so he starts 5th grade at a new school, or wait until next summer so he starts middle school (6th grade) fresh with a lot of other new kids.

Part of us thinks starting middle school might make the transition easier since new friendships naturally form then. But another part thinks it could be better to move in 5th grade so he has time to settle in before middle school starts.

We have moved 2 times in the past 8 years and our kid has been great at adapting so far, but we want to minimize disruption going forward. Our younger one will probably be fine either way since she’s younger and not as socially rooted yet.

Curious if anyone has gone through something similar and how it worked out for your kids.
