Need opinions on my build

Need opinions on my build

Title says it all. I am looking to add an outdoor kitchen on my patio. Left edge will be against the siding and will be 13’ total length.

My plan is to do an aluminum or wood frame. I will cover with plywood and vapor barrier then install James hardy concrete siding.

The question is how do I go about butting it up against the house? Do I leave an air gap? Do I fully side the left side of the kitchen first?

Any insight will help.

Title says it all. My wife and I have around $45k in bad debt. This was a combination of over spending from buying a home, having a wedding and having a child in a few year span.

That being said our income/cash flow is very good now. We have a combined annual income of $330k, and have a total of only around $5,000 in mortgage, utilities and car payments.

We bought a foreclosed house in NY for $340,000 in 2020. After renovating the current appraisal is at $700,000. The only thing we didn’t do was the outside patios/landscaping. The outside curb appeal is still not up to par as the inside. We are contemplating moving within the next 1-3 years for a better school district if we find the right house.

That being said we really want to get the outside done to make it sell ready, but also want to control our bad debt.

My thought process is:

  1. Take out a HELOC to reconsolidate the debt and finish the outdoor renovations ($75-80k total). Payoff aggressively in 18-months. Have the Heloc for a roof that will be needed in less than 5 years if we are still here.

  2. Get a debt reconsolidating loan, payoff aggressively while simultaneously saving for the outside and doing in the future.

  3. Don’t take any loan and pay off debt first and then do the outside if we decide to stay.

Thoughts?
