When calculating FX profit/loss, do I convert the received currency amount to JPY?

I'm trying to calculate profit/loss on an FX transaction for tax purposes.

For example, if I convert 9,000 AUD to 6,418 USD at Prestia, do I use the USD->JPY rate as the "final amount"? or do I use the AUD->JPY rate as the final amount?

It makes more sense to use the USD amount since that's the actual amount received.

Home loan - Land and Building loans are separate. Wife planning on quitting work in between. Does it matter?

I'm not sure if this is an edge case, but I couldn't get a straight answer from my bank rep so I wanted to sanity check here from those who might've gone through similar process.

Me and my wife are wondering if my wife quitting work would affect the loan in this particular situation :

tl:dr wife will quit work after the land contract is signed but before building contract is signed. There is 1 year in between.

- I got approved for a 90M total loan (land + building) at Prestia in March.

- Land loan is 70M while building loan is 20M.

- Wife is a guarantor but not a pair loan or 収入合算.

- The key is that the Land contract and Building contract are separate

- Our land transaction + contract is set for this month (ie May 30th)

- Wife will quit and become a full-time housewife in Aug 2026. Primary motivation is to be present for our child, and also she just plainly would prefer not to work

- Building contract is set for May 2027.

- Prestia explained to us that I have to apply again for the 20M in January 2027 as this is a separate contract and loan disbursement.

I asked my bank rep (not loan rep, as it is sensitive), and the bank rep told me that my wife quitting is no problem after the land contract is over, as I (the sole borrower) has more than sufficient income to cover the loan and the approval is not fixated on the guarantor's job.

Is this correct? Should I not worry like my bank rep says?

Wife quitting work and joining NHI & Kokumin Nenkin. What if the company doesn't produce 退職票 quickly enough?

My wife is planning to quit work on July 31st (Friday). I understand that she needs to go to the Nenkin office and City hall to join both NHI and Kokumin Nenkin within 14 calendar days.

She plans to go as early as possible to make sure she doesn't miss any payments for my PR application.

However, what if we can't count on the company to produce the 退職証明書 or 離職票 (proof of resignation) as they need to produce it, and then mail it to us. 離職票 takes 1-3 weeks. The company is typically slow with a lot of paperwork.

Is there some substitute she can bring to join NHI & Nenkin?
