Help for a total newbie to revive my grass

Hey! So we got the keys to our house last month, it was an ex rental and grass hadn’t been cut for 5ish months. Was waist high, we’ve strimmed it down and mowed it. Obviously with the lack of rain all grass is looking a bit dead right now but we’ve had some rain in the last week or so and I’m finding patches are growing back.

I’ve never had a garden before so no idea if this is a stupid question but how do I revive this lawn? Some of the patches seem to be grass and some are weeds, not sure where to even start!

Can I use this washing machine?

Washing machine seal dislodged during house move. Tried to get the seal back under the metal but no chance in hell is it going back. Can I use this or is it a disaster waiting to happen?

When to give rental notice?

Hey! For those of you that are FTB and currently renting, when do you plan to give notice now that the renters rights act has come in?

I know the usual advice is wait until exchange. But since I now have to give 2 months notice, and recently learned you can only give notice around when your rent is due (mine is the 2nd of the month), this would leave me with needing to pay mortgage and rent and bills on both properties for almost 3 months if I happened to exchange on the 5th for example.

We are 8 weeks into the process of buying a chain free property, and I’m considering giving the landlord a quick heads up and asking if they’d be flexible with the notice period. I’m thinking if she says no at least I know where I stand but if on the odd chance this chain free property falls through, how risky is this? She’s been super hands off and everything’s done through the estate agent, so I have no idea what she would say. Although the estate agent would get a nice new finders fee the sooner I leave so they may be inclined to support a lesser notice period.

What’s everyone else’s thoughts on handling this with the longer notice periods?
