Apartments in Austin that work with Rental Collections

Hello,
So I'm moving down to Austin in a few months and am trying to find a place, about 5 years ago when I was in college I had an student apartment and had been there for a year and a half when I signed the lease for another year that would start at the end of my current lease. Shortly after I found out my Dad had terminal cancer so I had to move back to take care of him. I let the property know that I would be moving out at the end of my current lease and I even offered to pay 2-3 months rent to break the upcoming lease prior to it starting and this was all 3-6 months prior to it starting. It was an incredibly predatory company and they refused to let me out of it on any condition. When my lease ended I moved to take care of my Dad and they sent the entire next lease amount to collections without attempting to find another tenant which mind you is against rental laws in Colorado. So I'm actively contesting this with Experian but I get auto declined from most apartments I apply to because it's still on my report, my credit isn't awful I'm at about a 675 right now which is also largely impacted by that.

Does anyone know any apartments in Austin that would work with me? Money would not be an issue I could easily pay extra upfront or whatever else they need. I'd be looking for a 1bd 1 bath or a 2bd 1 bath that has a in unit washer and dryer and A/C. My budget would be something under $2000 a month

Looking for a Downtown Austin apartment locator. Just need tours coordinated

I'm relocating to Downtown Austin at the beginning of August and I am looking for an apartment locator. I've already done the research and have my shortlist. What I need is someone to coordinate tours at these properties within a single 2–3 day window (anytime July 10–30) so I can fly in, tour everything back-to-back, and sign a lease before I leave. Budget upto 4K a month.

Looking at studios and 1-bedrooms only. Properties in descending order of interest:

  1. Bosque at Waterline
  2. The Independent (a few units up for lease look appealing)
  3. The Residences at ATX Tower
  4. 415 Colorado
  5. Hanover Brazos Street
  6. Hanover Republic Square
  7. Residences at 6G
  8. The Paseo
  9. Northshore

If you're a locator (or can recommend one) who can handle the scheduling and logistics for a compressed tour itinerary like this, drop a comment or DM me.

Sublease near UT available 08/07/26

I am looking for someone to take over my lease at 2808 Whitis Ave, Unit C107, Austin, TX 78705.
Rent: $900/month First month of rent is FREE
Available: 08/07/2026 Lease term ends: 07/30/2027
1 bed, 1 bath 450 sq. ft.
The apartment is located in North Campus, just a short walk from UT Austin and close to restaurants, coffee shops, and other campus amenities.

For some background, I originally signed this lease because I was planning to attend UT Austin for graduate school. Unfortunately, those plans changed after I had already secured housing, and living in Austin is no longer feasible for me. As a result, I am looking for someone to take over the lease. If you are interested or would like additional information, photos, or a tour, feel free to send me a message.

Looking in central east or central south Austin

I just broke up with my partner and looking for an apartment central east (Manor Rd/MLK area) or central south (mopac/north of 290). top of my price ranging being $1400 and ideally safe for a 50 somethin, professional woman. I’ve found a few places but the reviews have been HORRIBLE and scare me to death. Can anyone suggest a place they personally have loved to live. I’m already in a stressed out state of mind with the breakup and afraid I won’t make a good decision with this move so potentially making a bad situation worse. Thanks

Looking for apartment locator - NOT Smart City

Does anyone have recommendations for good apartment locators who don’t work for Smart City? I feel like my luck with them just isn’t ever great and there are always complexes that I see later that weren’t shown to me. I’m open to working with an individual or someone who works with a different company. Just wanting to broaden my search beyond who SC has partnerships with. TIA!

New grad moving cross-country to North Austin, unable to see apartments in person

Hi everyone!

I'm going to be moving cross country to North Austin for work near the Domain in late September, but am unable to go in person to look at apartments to sign a lease. I was wondering if anyone had advice for blind signing a lease?

I've seen people suggesting a locator, but I was wondering if they would be able to look at apartments in person for me or would I still ask the landlords for videos. Also if they're biased towards the apartments they have connections with. Open to suggestions for reputable locators though!

I've also seen people suggesting that I move into temporary housing when I get there to search and sign on the spot. I'm a little worried about this taking too long and that "good" apartments will get taken earlier on. I've also noticed that apartments tend to have sign-on deals the earlier you sign. But if this is the best way, I'm still open to it.

If anyone has any advice or suggestions for the best way to go about this, please let me know!

Looking for a place around $1500 a month

Looking for a place for my dog, wife, and I. Have rent debt in our rental history after a broken lease so we know we’re not going to have an easy time procuring a spot. But we both work full time, our dog is well trained, and we’re paying out the wazoo for Airbnb’s and sketchy hotels. Willing to answer any questions, do an interview, backflips, whatever. Just can’t subject my wife to this life of constantly bouncing from place to place. Open to any tips and ideas as well. Thanks in advance.

Apartment recs in North Austin?

I'm moving to Austin in August for a job, and I'm trying to narrow down an apartment. I heard some good things about Riata, but some horrible things as well. Any good apartments close to the Research Park? I don't mind a bit of a commute if the place is nice and the rent is good.

Looking for Someone to Take Over My Lease at Alexan Riverside, Austin!

Hey everyone! I’m relocating out of state for work and need to find someone awesome to take over my place at Alexan Riverside starting mid-August.

Here’s the deal:

I have a 1 bed / 1 bath apartment near downtown Austin in a super convenient location. The plan would be for you to be added as a roommate/co-tenant on the lease, and once the current lease term ends, you’d be able to take it over fully in your own name. I’d be moving out in mid-August and you’d have the place entirely to yourself. The current lease runs out in April 2027.

Why this is a great opportunity:

- Prime location near downtown Austin with easy access to everything

- Rent is only $1,640/month

- I’ll cover the $165 application fee and $500 security deposit – so you can move in with zero upfront costs

- The apartment management usually offers 4-6 weeks off when renewing the lease so you will get that discount when you renew the lease in April 2027.

- Move in mid-August and settle in before the fall rush

What I’m looking for:

- Someone reliable who can pass the apartment’s standard background and credit check

- A responsible tenant who will take care of the place

- Ideally someone looking for a longer-term situation

If you’re interested or know someone who might be, please drop a comment below! Happy to share more details, answer questions, and set up a time to show the place.
