We're house shopping and would like to include Boulder Creek in our search, but I can't seem to find straight answers as to how much we need to budget for insurance. I know it's going to be FAIR + a supplemental policy, and I see anything from $4k-$10k/yr all in from assorted anecdotes online. The realtors we've spoken to promise to set us up with a broker once we make an offer, but we don't want to make an offer if we don't know how much to allocate for insurance...

Does any one know what the Q on the speed signs on Hwy 9 in Boulder Creek mean (mostly north of town, i think)? There is a large Q suspended from a tree somewhere between 236 and Sempervirens.  Who is taking the time to spoof these signs and more importantly why? i.e 2Q mph instead of 20 mph
