This building used to be the Edgewater Beach Hotel back in the day. The building retains a lot of the old school elements, mosaics, etc. It's a treasure!

These condos are really big and in a great area near public transportation and Lake Shore Drive. This is a 3 bed, 2.5 bath with awesome lake and city views.

Help me stress-test the small 2-story Home layout

Working on a compact 2-level residential floor plan for a 30x30 lot and would love some honest feedback from architects/designers/homeowners here.

A few things I’m already questioning:

Does the entry/living room flow feel too tight?
Is the gym placement awkward?
Does the upstairs circulation feel chopped up?
Would you change the kitchen/dining relationship?
Trying to balance functionality, openness, natural light, and overall “feel” of the home without wasting space.

What would you improve or redesign completely?

Home addition 2nd floor thoughts?

The left side of the house is the addition part where the laundry and extra bedrooms are. The layout for the addition was supposed to be consistent with the current floor plan so it looks nice on the outside. I don’t know if I have much room for huge changes but any small things that could possibly use some rearranging let me know!
