Je crée un serveur Discord pour les sympathisants PTB. L’idée est d’avoir un vrai endroit pour discuter, débattre, partager des infos et organiser des rencontres IRL.

Pour l’instant on est peu, mais on veut que ça bouge.

Je suis un étudiant international et je viens de recevoir un contrat pour un kot étudiant appelé L’UNI en centre-ville de Liège.

Le problème est que le propriétaire impose un bail de 17 mois et refuse toute autre durée plus courte.

Si je pars avant la fin, je dois donner 2 mois de préavis + payer 3 mois d’indemnité.

Je voulais savoir :

Est-ce légal en Wallonie d’imposer un bail étudiant de 17 mois ?

Est-ce normal de refuser toute négociation de durée ?

La clause des 3 mois d’indemnité est-elle vraiment applicable ?

I was treated for a broken finger whilst on holiday in Comblain La Tour by Chu Liege, back in the summer. I’ve been back and forthing with their financial department about how to pay them, and finally I’m coming here to ask how to pay them and what to put as a reference.

I’ve managed to work out how to pay money from the uk to a Belgian account, but I don’t know what to put as the reference for the payment, to make sure they can trace it back to my receipt.

Please can someone help me, they’ve already kindly waived the late fee (I genuinely had no idea how to pay it, the QR code they were sending over didn’t bring anything up and I don’t have a Belgian id to use to log into any of the online services they provide) and I don’t want to keep stretching it.

I am coming to Liege in the next semester, and I am already looking for the next home. However, since I have lived with other people for the past year, I really feel I need my own space, so I don't want to go for the Belgian kot option.

I've been looking through a lot of sources, Kotaliege, Facebook groups, with any Belgian friends I may have, etc., but sadly most of the people need a one-year contract. From our university, they advised us to go for a one-year contract and then ask/check if there's a clause for notice, but I don't really like this, as it's not the best for the owner.

The fact that the university asks for domiciliation and I am not from Belgium (although at least I am from an EU Country) doesn't help much. But I do have some credentials from previous owners I rented, and am overall not smoking, w/o pets, hating parties and any loud noise, so I match other criteria for owners.

What do you think? Do you have any advice on searching and communicating with the owners/searching for accommodation with my criteria, ideally even if you know someone who would rent with these criteria, etc.?
