Anybody dealing with mental landlords??

My landlord has emotional outbursts and honestly it's really cringe. I know she has a mental illness but your tenants shouldn't have to deal with it. Her new thing is threatening to evict me and raging to extreme proportions when I pay my rent at 11pm which is the only convenient time for me and is my right in Ontario. I'm looking for a new place but damn this is exhausting to deal with! Anybody else dealing with this ?

Neighbor screaming at me from his balcony, landlords sending me pictures of my front door he took

My neighbor is a drunk who is in his 30s, he kept coming outside anytime me and my 4yo left the house, to hang out with my kid, so I told him where to go, he staggers home and begins shouting at me from the balcony that "i am an fn moron" drunk at 3pm, so I recorded it and sent it to my landlord. What happened next over the course of a few weeks was my landlord on two occasions sent me a picture of my front door taken by this neighbor "with something stupid attached, like hey those cigarette butts outside your front door are a safety concern please clean them up" after being made aware this guy keeps coming to my front door in the hopes my child answers, my landlord now wants me to make it "safer" for him. The question is would it be normal to send a tenant pictures of their front door taken by a neighbor they have video evidence of harassment? I received this email about the butts being a safety concern on a day where the neighbors guests smashed a wine bottle outside our home, this wasn't included in their complaints, same kids smashing also same kids kicking my door. The 30yo neighbor was buying underage kids alcohol and giving it to them at the back of our unit where he was hiding it

Paid $1200 for the month and tenant is threatening to change the locks and keep our money.

Failed to do background check on the older man we're renting from (who by proof isn't the landlord nor the property owner) and he has threatened us on more than one occasion with this morning ending on the statement that he was going to change the locks and when my girlfriend requested that he then return a portion of our money he outright said no he isn't going to. (All of this recorded.)

There is a post online of a previous tenant he had here just under a year ago whom he did the same thing to, took their last months rent and changed the locks on them.

Along with a slew of negative facebook reviews saying he is not a good person.

Middle of May with the furnace running full blast we had to have a window open down here and when he found out about the open window he threatened us to keep it closed and said "I don't want to have to tell you again."

One outlet in the entire basement we are running everything off of which is a fire hazard.

Moved in May 1st under the understanding that we were renting an entire unfinished basement (He said so over messages.) He's now saying to stay out of the other half of the unfinished basement and to move our belongings out of the corner into the already overcrowded other half of the basement. (He stood there this morning verbally yelling at me to move our belongings.)

Since he is not the property owner/landlord would it be beneficial at all to seek out the property owner through research and discuss what is happening?

My girlfriend and I have viewings to go to in order to attempt to leave and not be homeless, if we both go to a viewing we don't want to come back to be locked out of all of our belongings and our cat.

Is this a legit eviction form? Stranger circumstances

I have a question similar. I found a envelope in the hallway outside my door with a bank logo on it and inside was a form E eviction notice saying that I should that I have to be out by the 30th and it had a bunch of stuff that I breached in my Lease or whatever which my lease expired two years ago I haven’t had contact with any property management in like three years except for this past October I sign for my 5% increase in rent.

My place has changed ownership many times as well. They’ve been trying to evict me All the time so they can jack up the rent to market value like which is double what I’m paying and even if I had the money, there’s nowhere to go in my town anyway the actual eviction letter form it was never signed by the person or date so this form could’ve been out in the hallway for a week. I really don’t know

The things that it states are not accurate and sound like something from several years ago just mentioned that things from Tenants complaining about certain things about my place possible smells I know I couldn’t get my garbage to the dumpster because they never ploughed or salted any of the driveway or move the dumpster And I attempted it a dozen times and I had to turn back because I’m not gonna break my neck or my leg or my hip so if the garbage did accumulated, that’s their fault because they didn’t plough all winter. Like that’s absolutely horrendous and you can’t smell anything anyway And yes, I was taken by ambulance once and was unconscious in the hallway once like a year ago and now I’m glad someone called 911 and I’m thankful for that. I have a medical condition and they came and got me. I guess this is a bad thing or anyway tenants are apparently or have complained But here’s the thing I haven’t had any notice of any complaints no notes no contact with management no emails no phone calls no text nothing for three years so if I’m not aware of any of these problems, how am I supposed to fix anything like anything at all like if I don’t know if there’s anything wrong Like like I don’t even know what company is currently property management or who is the owner of the building exactly and who is the landlord or superintendent or property manager, etc. like I said no contact with nobody and

I went to buy ambulance several times in a short period of time this past month or two I was diagnosed with another serious disease finally got to the bottom of it I came back from the hospital and I lost my keys to my apartment door a little long time ago and the door was locked so management obviously was notified by the ambulance people by something now they’re not allowed to enter my apartment without my permission and the outer doors are always locked

even when I have my keys I didn’t lock my apartment door because the key was so cheap. I knew it was gonna break off in the lock so I didn’t bother and plus my dad drops things off and comes and goes and there was no point

but I had to like knock the door in to get inside my apartment because it was 5 AM 10° below and freezing rain outside so it wasn’t difficult. I repaired it, but I don’t know where any smell would come from because any compost or organic matter I keep in the fridge and freezer until it goes into the garbage dumpster until then the garbage is just regular garbage.

There’s nothing that would smell. They said I was smoking. I don’t know how they know that without actually photographing it or seeing me doing it. How can they prove that I’m smoking they didn’t see me smoking when I walk in my building. I smell smoke all the time it’s constant I do go outside. I take an ashtray in and out with me and put it out so I don’t have butts everywhere. All evidence points toward somebody from management was in my apartment I guess

The place was a little bit messy. I guess not dirty but as I said, I was unwell for quite some time and my mobility was very bad so for several days the place got a little bit cluttered yeah just like if somebody got the flu or whatever it was promptly and quickly cleaned up I actually even hired a professional cleaner which I do several times a year And he costs several hundred dollars so any claims that I really don’t know what the issue is I have never paid rent late always early always never ever late and like I said never have gotten any complaints or written complaints or verbal complaints or anything

for the 10 years I’ve been here from any tenants Except for whatever they’re claiming on this form, but I don’t know who wrote the form because they didn’t say their name or sign it or dated so I don’t know when it was actually there because it wasn’t handed to me at all. It wasn’t stuck in my door. It wasn’t in the door. It was on the hallway floor For how long as I said I really don’t know but the eviction date said 30 April that’s long past and I haven’t heard anything. I paid my rent as usual place is immaculate. I don’t know if they’re just gonna let this go and the other question will be is this Legal in the way that it was served because it was not served like it wasn’t by registered mail it wasn’t handed to me. It was just in the hallway in a random envelope and as I said, no date and no name signed so I don’t really know who to call. I know the former Property manager, Landlord or whatever they call themselves. He’s off on maternity leave and somebody else is in charge and I don’t know if that person is back or if this other person is in charge now or not like I’m a very good tenant. I don’t have guests. I don’t smoke dope. I don’t have lab music. I don’t party. I am super quiet, but as I said, it seems that it’s not fair that they can serve this eviction without even doing a walk-through of my premises to see that it’s fine absolutely fine and clean and also any kind of contact to let me know that there was an issue of any kind cause the tenants in my building have switched Hands like half a dozen times for each unit. It seems every day a lot of turnover but like I said, I find my door locked at that time. That means management was contacted and somebody with a key to my door locked it. I am guessing they are assuming I had a key or else that’s considered in a legal lockout cause there was no communication or anything as I said three years I haven’t had any issues or anything no ambulances or nothing and the only contact was last October. I simply signed the 5% increase in rent and nothing until this past two months and I had some health issues, but I walked out. Nobody seen anything. I walked out to the ambulance like there was no light or anything it was in the middle of the night. Nobody seen anything.

Is this considered like an official being served with a letter in the hallway like without it signed or dated?

Have there been any Tenant complaints that you would think that I would be let known of such things and at least given some kind of a chance to correct them or something, I’ve been here very long time and I know they want me out and because they want to double the rent like every other unit is and every other rental in my town, but I can’t afford it. I tried and I’m doing the legal thing by doing the 5% increase every year and I’ve been nothing but cooperative and like I was looking at the date now and the date that it says I had to been out of the apartment and still no contact and I didn’t do anything either cause I’m still dealing with a lot of issues and they were supposed to be somebody to advocate on my behalf and he had to go for heart surgery so I’m waiting on him, but this is very strange like I would appreciate at least somebody come to the door and knock and you maybe do a walk-through explain things to me or whenever any of this these claims of Tenants complaints were happening at least let me know. Don’t just stated in a a form year late years later or a year later or whatever it definitely wasn’t recently.

I dont understand water flow/drainage and how every resident doesn't crack their head open exiting... like HOW??? & How do you get up in there??

(and then there is the lovely ~100 year old taps that give you hot on one side and cold on the other. )

If a landlord is claiming a tenant is responsible for damages, isn’t the tenant entitled to a report that shows the Landlord investigated all possible causes, and that the conclusion was made with accurate information?

Normally, I wouldn’t put my landlord in the slumlord category. My unit is actually very nice. The rent is actually below market value, and even though the rest of the building is a little bit rickety and rundown, it’s kept very clean and repairs are done pretty quickly. But here is the slumlord part: she is trying to get me to pay $6,000 for damages that were caused by two latent defects in the building.

So, a little background.

All the hot water pipes that heat the 10 units in the building run under my kitchen. Because of that, the interior temperature of my apartment is in the high 20s to the low 30s and actually gets hotter the colder it gets outside. It has gone up as high as 34°C. Because of that, I have to vent out the extra heat. Temperatures that hot are actually dangerous.

So the solution has been for me to vent out the extra heat by opening windows for short periods of time and then, at night, using an air conditioner that pumps out the extra heat through a winterized insert. And the reason why I’m so careful about how I vent out the extra heat is that I understand the concept of temperature creep. Even though the heat coming from the floor makes it impossible for the apartment to ever get below zero, a constant draft could cause the wall itself to reach below zero temperatures. I don’t sleep with the windows open when it is below zero and the air-conditioning insert is winterized to make sure no cold drafts come in, only hot air pushed out.

The other reason why I’m cautious is that under my bedroom window and under my living room window is where the radiators are and there is no warm water running through them. The high temperature makes it impossible for the thermostat to kick in, so they’re basically cold pipes up against an exterior wall.

I should also add that my windows are not allowed to be open during my night shift because I work for a financial institution.

So, on January 1, the radiator in my living room split due to an ice jam/ice plug.

My landlord is trying to use the fact that I have to open my windows to claim that I am the reason why an ice plug formed.

The reality is that there was actually a section of pipe directly under my living room radiator that was above uninsulated cinderblock, sealed behind the laundry room ceiling, with the piping in contact with the outside wall, with only a thin piece of wood between it and the brick. And because there was no running water in that pipe, because the radiators don’t ever turn on, it froze.

Now, I don’t believe she truly believes I was the cause because she did not submit an eviction request due to me being negligent, and she didn’t submit a request for damages to the New Brunswick Landlord and Tenant Relations Office. But she did serve me with an invoice for $9,000, and she did try to renovict me by claiming that my apartment needed massive amounts of work. She lost that judgment, and somehow, miraculously, no repairs were actually required in my apartment at all, and I got a new invoice of $6,000 instead.

Now, I would have no problem paying this if I felt I was actually responsible, and I could even acknowledge that maybe there could be a small chance that I could be partly responsible. So I didn’t refuse to pay. I went back to her and asked for the report on how she came to the conclusion that I was responsible. In that report, I asked her if the plumber inspected my air-conditioning unit, and did the plumber take laser temperature readings of the uninsulated piping section before they covered it with spray foam and insulation?

I want to make sure that if we are going to court, she has the correct information in that report and isn’t going to try and claim that my living room window was open, which it wasn’t, and I can prove that.

My living room window was open for two 15-minute breaks and one lunch break. It was not opened after that. I did open my bathroom window for about an hour between 11 PM and 12 AM, which got the temperature down low enough for me to be able to relax and watch a bit of television. The air-conditioning unit was only turned on at 5 AM because it had gotten too uncomfortable to sleep at that point, and the leak was discovered at 9 AM. So the leak occurred somewhere between 5 AM and 9 AM. So even if my air-conditioning unit wasn’t properly installed and somehow a draft came through it, that still isn’t even enough time to create a cold pocket, and it’s also 14 feet from where the pipe split, in a different room.

So, is anyone familiar with New Brunswick landlord and tenant rules? Am I entitled to that report? Am I entitled to have her exhaust all other possibilities? Am I entitled to have her present those possibilities to her insurance? Basically, she’s arguing that correlation is causation.

In any case, if I decide to settle out of court, or if we do go to court, I’m confident she’s not going to win the whole $6,000 anyway. She created the condition where the pipes were at risk of having no warm water going through them, and she’s responsible for the conditions that require hot air to be vented out of the apartment. So whether the cause was due to the uninsulated pipe, or if somehow my insert failed, she has some partial responsibility either way.

The pictures include a record of how hot it gets in my apartment. Proof that the insert for the air conditioner actually has a higher R value than the window with a photograph of a laser reading of the window and a laser reading of the insert. A picture of the hot water piping that runs under my kitchen, an exterior picture of the air conditioner insert and finally a picture of the section of piping that was not insulated at all that was buried under the ceiling above the cinderblock with no insulation right up against the outside wall.
