Winter Park Housing Market Update – April 2026

Hey everyone — I'm a licensed real estate professional here in Central Florida, and I wanted to share the latest housing market stats for Winter Park, in case you're thinking of relocating, investing, or just keeping an eye on trends.

I pull this data directly from a program called Sunstats, so while I use AI to help format the post, the data and insights are my own — this is not an AI generated report.

Real estate data is typically released about a month behind to ensure it's accurate and complete. Here's what the Winter Park market looked like for April 2026, broken down by zip code:

📍 32789

🏡 60 new listings came onto the market this month

✍️ 55 homes went under contract

✅ 30 homes sold

⏳ Median days on market: 148 (This reflects the time from when a home went live to when it closed — up 146.7% from 60 days in April 2025)

💵 Median selling price: $800,000 (up 23.3% from $649,000 in April 2025)

📦 Months of supply: 4.6 months (up 7% from 4.3 months in April 2025)

📊 Note: The significant jump in median days on market is likely tied to a single luxury sale — a home at 887 Georgia Ave that closed on April 30th at $4.5 million after sitting on the market for 222 days.

📍 32792

🏡 60 new listings came onto the market this month

✍️ 60 homes went under contract

✅ 37 homes sold

⏳ Median days on market: 49 (This reflects the time from when a home went live to when it closed — down 16.9% from 59 days in April 2025)

💵 Median selling price: $421,000 (down 2.1% from $430,000 in April 2025)

📦 Months of supply: 3 months (down 31.8% from 4.4 months in April 2025)

A quick explainer on months of supply: Months of supply measures how long it would take to sell all current homes on the market at the current pace of sales. The general benchmarks are:

🔴 Under 6 months — Seller's market.

⚖️ 6–7 months — Neutral market.

🟢 Above 7 months — Buyer's market.

These numbers include all property types—single-family homes, condos, and townhomes.

📍 If you'd like to see a breakdown for a specific zip code, city, or just want to compare condos vs. single-family homes, I'm happy to send over the info—just reply here or send a quick DM. No sales pitch—just helpful data from someone who lives and works in the area.

Renting

Hi, I have read through many comments and reviews of rental apartments, but I am quite stuck. My son (age 23) is neurodivergent. We are looking to rent an apartment for him. (No roommate situations would work). He is sensitive to loud noise, strong smells, and rude people (in the apartment office for example). I'm seeing so many complaints about roach infestations, dog poop in the halls, being able to hear cabinets close in the next apartment etc.

Can anyone recommend an apartment complex that is perhaps a bit higher end in the 32792 zip code that minimizes these issues? We live in this zip code and would like him to live nearby as he doesn't drive and we'd prefer not need to drive far to take him to an appt.etc.

We would also consider renting a condo from someone, but we aren't sure how to find one.

Thank you for reading.looking forward to replies.

Rollins?

Looking for input from recent alumni and current students. I am majoring in Business Management with Finance Concentration, and maybe Economics Minor. Am incoming as a sophomore in fall 2026 if I go.

How is the school feel? Am not from florida and don’t know anyone there. I know its an LAC but how is the business program for undergrad? Worth it? Am used to bigger colleges honestly. Do you feel the school is going in the right direction? How are the dorms and party scene? Might join Frats.

Any input would be great.

Moving back to the area after having been gone for a while, and looking at Juno and perla gem lake. Wondering if anyone is familiar with both and their thoughts on each?
