Why shipping containers sweat inside, and what actually stops it

I work around containers, mostly delivery/site stuff. The thing I hear all the time isn’t “my doors are bad” or “the floor is rusty.”
It’s people thinking the roof is leaking.
A lot of the time it’s not. It’s condensation.
Steel cools down fast at night. Sometimes the roof gets colder than the air inside the container. Warm humid air hits that cold steel, and boom, water starts forming on the ceiling. By morning it’s dripping down the walls and people think the roof failed.
That’s why people call it container rain. Pretty accurate name honestly.
Easy clue: if it happens after a clear cold night, not during actual rain, it’s probably condensation. Roof sealant won’t fix that.
Where the moisture comes from is usually boring stuff. Bare dirt under the box. Damp tools or firewood inside. Wet gear. Humid air getting in every time you open the doors.
What helps:
Vent it properly. One vent low on one end, one vent high on the other. You want air moving across the whole box, not just one random hole.
Get it off the ground. Blocks under the corners, gravel pad, even poly under it if the ground is damp. Soil moisture coming up is a real thing.
Don’t stack boxes tight against the walls. Leave a few inches so air can move. That cold damp layer behind cardboard is where mold shows up.
If you insulate, do it right. Closed-cell spray foam directly on clean steel works because it doesn’t leave an air gap. Foam board with gaps behind it can hide condensation where you can’t see it. That’s worse in some ways.
Desiccant helps if it has to stay sealed, but that’s maintenance, not a magic fix.
What doesn’t really work: sealing the roof when the roof isn’t leaking, one lonely vent, or running a dehumidifier in a box that’s basically open to outside air.

White Birch and Sapling are our two BOMA shipping-container stays near Littleton, New Hampshire—one built from a 40-foot container and the other from a 20-foot container.

We wanted to keep the industrial container character while turning each one into a comfortable place to stay, surrounded by White Mountain views. It also gives people a chance to experience container living before deciding whether they would ever build one themselves.
