Family friend referred a contractor after paying him $300K+ for a full home gut and we’re happy with his work.

He’s now quoted us $27,690 for a patio addition:
Scope:
Widen existing patio to the edge of the house, new posts/footers per engineering specs

Frame new overhang (conventional trusses, beam, columns) to match existing, tie into existing roofline, new flashing/underlayment/shingles

Demo and relocate HVAC drain lines and anything else obstructing

Hardie lap siding + soffit/fascia to match existing

4 recess cans + ceiling fan wiring (fan itself owner-supplied)

Prime/paint rear elevation to match

Remove topsoil, install 2” pavers on new area, 1” pavers over existing slab

Excluded: ceiling fan, sprinkler relocation Optional add-ons: screened enclosure ($6,500), 6” gutters w/ 2 downspouts ($620) Payment terms: 30% at mobilization, 30% at completion of siding, 40% at completion

This is a real structural addition — new footers, roof tie-in, electrical — not just a paver job, and I’ve never hired a contractor before. His online footprint is basically a LinkedIn profile; no reviews, no visible portfolio. I’ve confirmed his license is active/in good standing via DBPR, but still waiting on his certificate of insurance.
For something with structural, electrical, and roofing scope, does $27.7K and a one-page quote seem thin on detail to you?

What would you push back on or ask for before signing?

Child Neglect Florida

I’ll start by saying everything you’re going to read is a total bone head and stupid move. I, in no way shape or form, agree with anything here. But this happened but people involved are too scared to know the outcome so I’m here trying to help ease nerves for the family involved.

A friend left their 7-month-old in a parked truck while running into a store. The truck was off with the windows up, the citation says it was about 90° out. A bystander saw the baby crying and called it in; the parent came back out and was informed the police were called where they waited for their arrival.

He said it’s only been 5 minutes but they pulled store records and him inside for about 10 minutes. The baby had calmed down by the time police arrived but had red cheeks—no injury or hospitalization.

He was inside to buy Pokémon cards, told the officer he was to but also to get other things for sick baby. Video feed would only show him in line for the Pokémon cards before leaving.

They have no prior record. A charge was file as 3rd degree felony child neglect.

For a first offense like this with no record and no injury, what’s the realistic range of outcomes—diversion, probation, fines, jail? And how much does it matter whether it’s charged as a misdemeanor vs. felony?

Anyone else have this issue with their TX?

Every so often an oily residue seeps in on both sides in the center of the third row seats. I tried taking it to the dealership service center and i kept the seats folded down thinking it would saturate the leather but it dried up once i got there only to come back again a few days later. Any help is appreciated.
