Are we out of our minds to pull out?

FTB couple in the process of buying a 2 bed 2 bath garden flat - £500k close to completion. (No service charge or ground rent) in Zone 3 London.

But surveys came back with:

-Moderate to high risk of surface water flooding and F rating - High risk in 5 and 30 years from now.
-High risk in natural ground movement and substitence.
-Missing building regulations paperwork from extension

We really love this flat but concerned for future resaleability, re mortgageability and insurance costs. We basically don’t want to inherit such issues and prefer piece of mind. Insurance doesn’t cover both flooding and substitence. Are we over-reacting wanting to pull out?

Mortgage overstretch for FTB?

Hi community,
We are a couple, M and F 32 yo, with joint income of £150k annual gross looking to start a family. We want to purchase a property as first time buyers with a £150k deposit. Should we stretch to our upper end of £700k property value (3 bed around 100sqm with a nice garden?) or consider a £500k nice flat we ve seen (75sqm with a large garden - share of freehold - no service charge) that might need some renovation to look fairly new for a smaller mortgage monthly repayment? Would we stretch ourselves too much on the £700k value? We are working in central London 3-5 times a week each
