The rent is $499 per month, and I am offering the replacement resident a $1,500 incentive after the transfer is successfully completed.

SHORTER PERIOD?

You aren't necessarily stuck with it through July. Alight has a lease-transfer process, so if you later only need the apartment for part of the lease term, you may be able to find another qualified person to take over the remainder, subject to Alight's approval and requirements. Once my transfer is completed and I am released, any future transfer would be between you, Alight, and your replacement resident.

HOW IT WORKS:

You apply directly through Alight and pass their screening.

You complete the lease transfer directly with Alight.

Alight officially releases me from my lease.

I pay you $3,000 CASH.

Keep it for the entire Aug–July lease: They pay 11 months × $1,299 = $14,289. After the $3,000 incentive, their net housing cost is $11,289. Spread across the full 12 months, that's about $941/month.

Keep it through December, then successfully transfer it: you would have the apartment for August through December, or 5 months. August costs you $0, and September–December costs $5,196. After keeping the $3,000 incentive, the net cost for those five months is only $2,196. That's an effective $439/month for August through December. TRY TO FIND A BETTER DEAL.

Keep it through January, then transfer: you’d pay September–January, or $6,495. Minus the $3,000 incentive = $3,495 over six months of occupancy. That's about $583/month.

I will also sign a separate DocuSign agreement legally documenting my obligation to pay you the $3,000 once the transfer is successfully completed. You do not pay me anything.

I’ve had a lot of people say they’re interested and then disappear, so at this point I’m looking for someone who is actually ready to move forward. If this process works for you, message me and I can help you get started right away.

The $3,000 cash incentive is available to the first qualified person who successfully completes the transfer.

And PLEASE, I’m just a person trying to move a lease along. Last time I posted, my offer apparently activated everyone’s suspicions and I get it. $3,000 cash was not something anyone else was offering, but now they are, after I did. AND people should be careful. But trolling my post and attacking me personally makes this already difficult process so much harder. If you’ve every tried to transfer a lease, you know what I mean.
