Is running an Airbnb a viable business in Peshawar? Looking for advice on a 1-Kanal property near HMC.

I’m looking for some genuine advice and insights from anyone who has experience running an Airbnb or doing short-term rentals here in Peshawar.
I have an opportunity to secure a 1-kanal house in a prime location. It’s an older property but can be greatly renovated. It’s located on a very quiet, almost dead-end street with an extra green belt & crucially, it's very close to Hayatabad Medical Complex.
The owner is open to the idea of us using it for Airbnb, but for a 30% higher rent than the current market rate with at least 6 months rent as a security (instead of standard 3 months)
Before I jump into renovations and sign the lease, I want to weigh the pros and cons.
- Since it's right near HMC, do you think there might be solid demand from overseas families (or even outside Peshawar) coming for medical treatments, visiting doctors, or professionals who prefer a private house over a standard hotel. Does this market actually look for Airbnbs in Peshawar?
- Is paying 30% above market rent standard for commercial/subletting permissions here?
- For those who have run short-term rentals in KP, what are the biggest headaches? (e.g., dealing with local authorities, security/identity verification, family-only guest policies, or general maintenance).
Would love to hear both good and bad experiences. Is it worth the investment, or should I walk away?
