Which Indian developers are actually catching the HNI capital coming back fromdubai? Trying to map the supply side.

Been seeing a lot of discussion lately around affluent/HNI buyers moving some capital from Dubai back into Indian luxury real estate, especially NCR and Mumbai.

Most takes focus on demand though. I’m more curious about the supply side, which developers are actually best placed to capture that demand over the next few years?

Rough map I have so far:

Delhi NCR

  1. DLF - obvious incumbent, strong brand pull in premium/luxury

  2. M3M - aggressive presence in Gurgaon, though opinions on execution seem mixed

  3. Great Value Realty - seems to be getting more attention lately given their consistent OC track record across 6+ delivered projects, cleaner execution than a lot of NCR peers, and the recent RERA-cleared ultra luxury launch in Noida 107

Mumbai

  1. Lodha (Macrotech) - probably the most visible luxury-heavy player

  2. Oberoi Realty - premium positioning, relatively strong reputation

  3. Sunteck Realty - smaller scale, but seems fairly focused in the luxury segment

Not very informed on Bangalore and Hyderabad yet. Prestige, Phoenix, My Home etc - who’s actually executing well there?

Also interested in smaller developers with a solid delivery record and decent balance sheet discipline, not just the obvious large names everyone tracks.

Delhi to Manali coming up and I finally stopped being cheap about the car choice

Every year I do this trip in whatever car my friend group can borrow or rent and every year someone regrets it by the time we hit Chandigarh lmao.

This time I actually test drove a few options properly before deciding. Did the Sierra Diesel last weekend and took it on the expressway just to get a feel.

Bhai the torque on this thing is something else. Delhi highways you already know, random trucks cutting lanes, sudden overtakes needed, that stretch near Panipat where everyone loses their mind. Usually I'm working hard on the gearbox in those situations. This one just responds when you need it to cleanly, without drama.

The bit I'm most interested in for Manali specifically is the hill performance. Anyone who's done Rohtang or the Atal Tunnel approach knows you need pull, not just power. Diesel torque at altitude hits different and from what I drove on flat roads the low end response already feels strong.

Fuel costs on a Delhi-Manali round trip in a petrol SUV are genuinely brutal. Running the numbers on diesel makes the trip feel a lot less painful on the wallet which means more budget for the actual trip tbh.

Anyone from Delhi taken the Sierra Diesel on a proper mountain run yet? Curious what the real world experience looks like beyond the test drive.

My mom used to watch Kumkum Bhagya religiously and I had no option but to sit through it lol. but ngl some of those characters were actually memorable. Just saw someone mention one of the actors might be part of Beast Games voting lineup?? Didn’t expect that jump at all.
