Planning to Airbnb an apartment in India. Need advice from people already doing it.
I’m trying to understand how Airbnb hosting works practically and legally in Indian apartment societies/gated complexes.
A few things I’m confused about:
Society objections
Do housing societies usually allow Airbnb or short-term rentals?
Have any of you faced objections from society committees or residents because different guests keep coming and going?
Use of society amenities
Are Airbnb guests generally allowed to use facilities like gym, pool, clubhouse, parking, etc. the same way long-term tenants are allowed to?
Or do societies restrict access for short-stay guests?
Legal/police verification aspect
With long-term tenants, we usually take documents, make rental agreements, and sometimes submit tenant details to the local police station.
How does this work with Airbnb guests staying only for a few days?
If something illegal happens inside the apartment, how protected is the owner legally?
Do hosts need to do any kind of guest verification themselves?
Damages/theft issues
Since there’s no traditional security deposit like normal rentals, how do hosts handle damages to furniture/appliances or missing items?
Does Airbnb actually help in recovery/compensation, or is it mostly a headache?
Would especially appreciate replies from people actively hosting in Indian metro cities or tourist areas. Trying to understand the ground reality before deciding whether it’s worth it or not.
