Point me in the right direction

We have a budget of 200k which has to include delivery and set up . We have another 50k saved for water/septic grading and permits .

Looking for a 4bed 2bath with a Den if possible.

Which models or brands should I be looking at and where can I go to get accurate pricing? Chat GBT it’s help full and often inaccurate.

How realistic is this

We are thinking about building a Barndominium on land we own.

We can

  1. Hire a GC to handle everything

  2. Hire GC to handle everything but then do all the finishing work ourselves (flooring,paint,installing baseboard/trim. hanging cabinets etc..

  3. We can act as our on GC and hire out the work piecemeal

Am just wondering which would save us money in the long run. Neither of us have done pluming or electrical. work. I did design and build the cabinetry for our current home in the kitchen and bath. That's the only building experience I have.

Should we hang on or move

Sorry if this rambles am not the best story teller but the basic issue is this.

Despite having a lot of equity in our home and a good interest rate we are being priced out of our house . We bought in 2019 and last month received a letter that our mortgage would increase $300 due to property tax increases and our home owner insurance going way up.

Our plan was sell are current home in 5-7yrs and kind of semi retire . Build a much smaller house on property I co-own with family.

We are now thinking about selling in a year maybe and purchasing a modular home or building a metal frame building and finishing the inside to live in on the property I own with family.

Because we have so much equity in our home . If we sold on the low end walk away with over $250k more than likely.

The biggest con is it would add another 45 min to my husband’s commute each way at his current job. It’s rural area so 15-20 mins to the nearest grocery store and of course my kids would have to switch schools.

We original looked at selling and buying a smaller home where we live now but they are nonexistent. My husband 100% does not want to move unless it makes us mortgage free.

So the Pros to moving would be

Mortgage free basically debt free
Somewhat cheaper utilities
Cheaper property taxes
Our current home will need a new roof in the next 3-4 years so we avoid that expense
Closer to family
We also have no less the four date centers being built between 5-12 miles from us in the next 3-5 years .

The cons are
Much longer commute for my husband
New schools for kids (poss online high school for my daughter)
My husband really wants a modular or mobile home . He’s feels like we would get more living space and it would less of a headache. Am not sure how I feel about that .
Leaving an area we love
