I know this is kind of rhetorical question. But I'm curious to know on how big of a difference in calls/ lead volume ranking number 1 is over number 3?
Should I be driving the properties myself every so often to make sure that shingles aren't missing, gutters aren't falling off etc? (Checking all the easy visuals.)
Or is this something that I can rely on the tenants/ owners to point out to me?
I find that I'm constantly stuck in reactive mode on these issues and that I don't find out there is damage until someone has water inside of their unit... I'm in Chicago area so we often have heavy winds and there is no telling when some siding will blow off or any other exterior issue.
So I run a sub crew and I want to find out how to best pay my workers. Do I keep them on an hourly rate? Or do I pay them a per bundle rate?
Going piece work seems like a good idea, but how do I make sure that everyone is getting paid fairly? And how do I pay an installer versus a helper?
I'm very curious on how any of you have handled the pay structure side of running a crew. (I just want to make sure my guys are treated fairly and making good money, while incentivizing them to bust their butts and help me smash as many roofs as possible.)
