OLIVE & WOOSTER (O&W): WE'RE TALKING — THEN IT FAILED - PART 5

Reshared from a community thread I created:

We saw some brief bright spots: Management cleaned Trash Room 2 on Saturday, within an hour of my email, and the coffee machine is working again.

Why did it happen? Because it’s not a priority until we report it. Scary to think what happens when we don’t.

Then a LIVE COCKROACH surfaced on the second floor, prompting management’s familiar corporate reflex: "we will fumigate, work is being done behind the scenes." Let me be perfectly clear: I am simply resharing what was shared in my community thread. I am making no claims about the insect's origin—whether it walked in on its own, hitchhiked in someone's bag, or otherwise. The issue is how MANAGEMENT and the OWNERS handle the reality on the ground. Cleaning up only when you catch it isn't what we pay for. The OWNERS refuse to change; instead, they double, triple, quadruple, and EVEN quintuple down on a FAILING STRATEGY.

To be clear, I am not blaming the people in the leasing office; they're victims of UNDERINVESTMENT and INEFFECTIVE ORDERS from upper management and ownership.

UNTIL THAT CHANGES, I CANNOT RECOMMEND THAT YOU RENT AT O&W.

As for me, I’ll keep reporting the facts and engaging in constructive discussions to make changes that VALUE RESIDENTS’ CONCERNS and BETTER SERVE MANAGEMENT and the OWNERS’ INTERESTS. C’mon guys, it's not rocket science. Think: Tylenol in 1982, Amica, and the best: “I’m sorry, what can I do to make it right?"

The video speaks for itself. Watch the full uncompressed version here. Stay tuned.

Video Creator Wanted: Help Tell a David vs. Goliath Story (O&W)

Management and ownership tell us they're "working to operate at a level worthy of being the best"—while doing the exact opposite: underinvesting in maintenance and running the place into the ground. They think we're stupid. Pure arrogance, gaslighting, and corporate speak.

But let's face it. We're David, and they're Goliath. What they fail to appreciate is that we've got the facts, the photos, and the story.

I'm an analog dinosaur who doesn't know the first thing about the digital space. I need a talented creator to bring this local battle to life so people actually pay attention.

What’s in it for you?

This isn't a corporate gig or a charity pitch. It’s a raw, hyper-local narrative project with teeth. If you want a compelling portfolio piece about real estate arrogance and tenant pushback in New Haven, this is it. If it pops, it’s a pilot for bigger local stories. Plus, you'll be well-fueled by top-tier homemade guacamole and Mexican food.

Check out my cooking creations and workshop below—and yes, that's me in the 7th photo.

If you're skeptical (as you should be) and want to kick the tires, shoot me a direct message. Let’s talk.

Olive & Wooster (O&W): The Owners Respond - Part 4

Update, Aug 13, 10:25 AM:
Thank you all for the solid support and helpful replies. I am taking note and will be sharing these recommendations with our growing team of concerned residents as we look at next steps.

Residents are increasingly frustrated with day-to-day operations under Management, and our tracking logs show those concerns growing (as illustrated by the sample of open maintenance tickets below). Management is guilty of a management style full of dismissive, gaslighting, and deflection responses, a lack of key quality-of-life rules, and a total lack of enforcement beyond garage parking policies. But ultimately, it falls on Ownership, who are responsible for setting priorities and providing adequate resources to properly run a 500+ bed property.

My conversation with Ownership yesterday (relevant email history with appropriate redactions is attached):

[Apologies—Reddit's editor removed the quoted email text. No worries, though, as complete, redacted screenshots of the email exchange are included in the attached photos above.]

For the record, 1.5 to 2 maintenance men since February 1 for a 500+ bed property hardly seems like "providing support." More like a formula for disaster, which is exactly what we are currently experiencing, as every day seems to bring a new "out-of-order" communication from Management, with restoration taking too long, even on "mission-critical" equipment and services. Management can't even bother to put new batteries in the physical Clubhouse TV remote.

Ultimately, the owners have the right to run O&W as they see fit. My right is to speak factually. Until Management clears the maintenance backlog and Ownership shows, with actions, that they are willing to appropriately service the basic needs of the residents, I and others will continue to strongly urge prospective residents not to rent here.

Note: 3 professional reminders have been sent since my June 24th email to management and ownership, and all have been ignored. I closed that email as follows:

Olive & Wooster (O&W): Week of August 4–10 in Photos - Part 3

Update — August 11, 2026 | 12:15 PM

To the Owners, my offer still stands; let's work together to make O&W the envy of New Haven. Creating an "Old Italian Neighborhood" vibe here would be so fitting, since it's next door to Wooster Square.

  • The red-tagged stove mentioned in my second post is still broken. T +31 today; I guess getting credentialed is a difficult process.
  • Except for the lobby TV, which doesn't have the desired premium cable package, the rest of the flat screens are mostly unusable due to damaged built-in wall remotes. The one physical remote that someone left behind is limited but provides important basic functions like on/off, changing the source, channels, and volume. As you can see, it's missing the batteries that were requested over a week ago (T +11 today).
  • The Fair Street elevator went down on Saturday and got fixed on Monday. Meanwhile, two other systems that went down on Saturday too—ButterflyMX (building entry) and LuxerOne (package room)—are still down.
  • Garbage, garbage, and more garbage. Locking chutes have proven too much for management to figure out, leading to bags often being left on the floor.

Olive & Wooster (O&W) — A Resident's 2Cents & Guide for Prospective Renters - Part 2

Olive & Wooster (O&W) — A Resident's 2Cents & Guide for Prospective Renters Part 2

The Summary & Mission

I moved in eleven months ago, and my move-in was a disaster due to a complete lack of operational support. Yet, despite that rough start, I fell completely in love with O&W, as many of you may during the property tour, for its exceptional amenities. Now, I am watching in real time as the property is run into the ground.

My goal is simple: state the unvarnished facts of our current state of affairs. Ownership ultimately calls the shots; it sets the budget and the operational mandate. When we evaluate Management, we are evaluating how faithfully they execute Ownership's priorities.

I’m not here to burn the house down; I want to see O&W run right. If Ownership directed Management to prioritize operational excellence over churning leases, prospects would beat a path to the door. Instead, the upkeep of the property and residents' needs are starved of resources.

The Principles

A property’s true philosophy is revealed through budgetary choices and maintenance follow-through, not leasing dog and pony shows. Pay attention to how the property is managed day to day rather than the sweet-talk you'll get during the tour.

  • The "Old Italian Neighborhood" Standard: When residents invest their time in making a place safe, friendly, and well-run, everyone wins—yielding lower acquisition costs, extended property life, and maximized asset valuation for Ownership.
  • The "Lure, Milk, and Run" Standard: Building cheaply with low-cost materials, front-loading cash into top-funnel leasing, and slashing back-end facility management to milk short-term cash flow.

The Bottom Line: Talk is cheap. Ownership and its Management team can claim they care, but the bait-and-switch leaves you feeling had. When safety, sanitation, and maintenance are starved while leasing stays staffed, intent is laid bare. This transient mentality is intentional—they prefer tenants who won't demand a stable community. That's their right; however, it risks creating a rent-by-the-hour motel experience.

The Review Series Breakdown

Over the coming posts, I will examine the unvarnished reality across these five core pillars:

  1. Safety & Security
  2. Sanitation
  3. Maintenance
  4. Amenities
  5. Bottom Line (includes Communication, Follow-up, and Priorities)

Pillar 3: Maintenance

Residents are furious about what's broken and how long it takes to get things fixed. You could easily write a whole post just listing the backlog of open tickets, but a few stark examples tell the story:

  • Health Department Involvement: A resident had the Health Dept visit yesterday. She shared, "My baby’s room hasn’t had AC for months, and they have been ignoring me. Who do I contact to report them?" On July 28th, I had them come out for the ongoing fly issue; they confirmed there was a distinct problem and stated they would contact management to request an action plan. Their exterminator treated my apartment with PT Alpine Pressurized Fly Bait yesterday, which reflects an active population present and hiding in micro-environments, making it impossible to cook without them smothering your food.
  • Appliance & Safety Failures: A dishwasher gasket needs replacement (reported July 13). The clubhouse stove was red-tagged and officially shut down due to a gas leak on July 11.
  • Common Area Infrastructure: The HVAC system in the lobby and clubhouse has likely not worked for six months. Meanwhile, the garage gate—which allows easy entry to the building—has been broken for six months, save for a very brief period.

A residential property's commitment to its residents is revealed through its staffing choices. Without adequate staff, putting aside what it says about valuing them, it is impossible to consistently deliver basic upkeep and quality service. Yet, management has chosen to maintain a 500+ person building with barely two maintenance workers.

We have been fed building-wide communications asking us to "be patient" for months. When maintenance is starved of qualified technicians while leasing offices stay fully staffed, the true intent is laid bare: spend as little as possible on maintaining or upgrading the property, allowing it to be run into the ground while you milk as much cash flow as possible. The property now reflects that severe underinvestment in facilities management, and it will only get worse unless changes are made by ownership.

Pillar 4: Amenities

Beneath the polished facade presented during prospective tours lies a slow and steady degradation of the property's common areas (pool, grilling stations, clubhouse) due to the lack of proper controls, standards, and follow-up.

  • The Red-Tagged Clubhouse Stove: The clubhouse stove has been red-tagged and completely unusable since July 11, sidelining communal cooking and gathering events while taking away a vital cooking option for residents dealing with apartment fly issues.
  • Operational Inadequacy and Under-Enforced Standards: Management's operational inadequacy and lack of quality control create poor living conditions. The pool gets filthy, and broken glass is sometimes found in it. On weekends, the grill stations, the clubhouse, and the kitchen are dirty and disorganized, and the trash rooms and receptacles are overflowing. That's what you get when all you do is post or email memos without proper rules, oversight, follow-up, and enforcement.
  • Hijacked Common Spaces: Because management fails to establish or enforce appropriate rules—such as guest limits and mandatory resident accompaniment—residents are unable to fully enjoy the amenities they were sold during the tour. Desirable common areas like the pool, grills, and clubhouse are frequently hijacked by large parties, sometimes with the hosting resident not even present. Furthermore, because there is no active screening at the door, nonresidents who know there is a pool sometimes wander off the street to swim during the summer. No questions asked.
  • The Bait-and-Switch Reality: Amenities are heavily leveraged during the leasing process to secure high rents, only to be systematically under-resourced and left without the operational efforts needed to deliver on the promises made during their tour. Once they lock you into your lease, there's not much you can do about it, as your complaints will either go nowhere or you'll be met with corporate speak, excuses, and gaslighting.

Pillar 5: The Bottom Line (Communication, Follow-up, and Priorities)

  • Management Company – Executive Team: The President of the management company swept in one day and made a surprising executive decision: ordering the lobby bathroom locked 24/7 without having worked on-site or consulting the residents. When I wrote to her politely explaining why it was an impractical decision—suggesting it be locked only after staff leave—I received zero acknowledgment. Fortunately, common sense prevailed, and the bathroom is now open while staff is on-site. To be fair, I had the opposite experience with another senior executive. I suggested it would be good for the staff to be out of the offices and in the lobby, greeting residents and focusing on building relationships. Shortly thereafter, part of the staff was moved to a desk in the lobby, visible and accessible to the community. A good first step, even better when followed by actions that solve resident problems.
  • Management Company – Regional & Local Team: I give them credit for hosting some nice events, which are important to building community and show they care. Unfortunately, when there are big, personal, and more immediate problems that aren't getting fixed, it doesn't matter. Residents are furious, and they feel had. All the corporate speak, deflecting, and gaslighting won't change that—it only makes it worse. Residents want action, and ultimately, their problems solved. During my fly infestation, I tried to determine the source and extent of the problem. I asked management to issue an email asking residents experiencing a fly problem to report it. They agreed—if I brought them confirmations from five residents. I did, and they reneged. I posted a constructive flyer on our new community board (which I'm told resulted from my suggestion), asking residents with the same problem to join a group chat so we could develop a plan to present to management. My flyer was taken down repeatedly, defeating the purpose of a community board. Eventually, I received an email accusing me of spreading disinformation and stating management reserved the right to remove postings. My language was entirely accurate, and I now have nine additional resident confirmations. Instead of working to define and solve the problem, management chose to obstruct transparency, blame the residents, dismiss and gaslight more.
  • Ownership: Full disclosure: I have a cordial relationship with the President of the ownership group. I like him. I made lunch for him. It was an exceptional day. I even offered to help him make O&W the envy of New Haven for free because I love this place and want to see its potential realized. He deferred, choosing not to get involved in daily operations. That’s his right and his choice, but a problematic choice when your property is being run into the ground, and residents are angry.

The Final Takeaway

I fell in love with this place; I’d like to see it thrive as an “Old Italian Neighborhood.” It still can if the owners choose to, but until then, I do not recommend it to you unless you are okay with an unsafe, deteriorating property that prioritizes churning low-maintenance renters, spends as little as possible to run it, and milks as much as it can from it.

Olive & Wooster (O&W) — A Resident's 2Cents & Guide for Prospective Renters

The Review Series Breakdown

Over the coming posts, I will examine the unvarnished reality across these five core pillars:

  1. Safety & Security
  2. Sanitation
  3. Maintenance
  4. Amenities
  5. Bottom Line (includes Communication, Follow-up, and Priorities)

Pillar 1: Safety & Security

The building is completely unsupervised from 6:00 PM to 9:00 AM, granting anyone off the street unfettered access. My claims are documented with timestamps, communications, and photos sent to Management.

  • Vulnerable Access Points: The garage gate has been broken for at least six months, and the Union Street front door is frequently propped wide open before staff arrive. Entrants are entirely unverified.
  • The "Police Yourself" Policy: Management's standard response to active breaches during unstaffed hours is to tell residents to call 911 while washing their hands of enforcement—blaming residents for tailgate entries.

A 500+ bed facility requires a dedicated doorman or active security presence. As a girl-dad, you can imagine how alarming this is with so many single women living here facing unsolicited advances.

Pillar 2: Sanitation

Security vulnerabilities are compounded by a complete breakdown in building sanitation and basic upkeep, backed by documentation and photos.

  • Hallway Odors & Vent Seepage: Trash room neglect allows foul odors to spill into hallways and seep directly through vents into second-floor apartments.
  • Trash Rooms & Historical Context: Chronic neglect has historically left rooms piled with bags instead of using chutes. While improved, active management follow-up remains inconsistent.
  • Pitch-Black & Locked Rooms: Trash rooms go weeks with blown-out lights, and chutes are frequently locked due to jams, predictably resulting in piles of trash on the floor.
  • Overflowing Infrastructure: Clubhouse trash receptacles routinely overflow, especially over weekends and holidays.
  • The Fruit Fly Crisis & Management Deflection: An active fruit fly infestation has compromised apartments, making safe cooking or eating difficult. Meanwhile, the clubhouse stove has been red-tagged and unfixed since July 11. Rather than taking accountability, Management initially blamed individual apartment habits.

The Slippery Slope: If fruit flies and foul odors are dismissed, roaches, mice, and other rodents are next.

Pechakucha #45 - tonight - Lost in New Haven

Update: I didn't know what to expect, and I was pleasantly surprised. Standout presentations for me were Tony Falcone (the Mural Man), Christina Connors (Soulful Forrest), and Jesse of IRL NH. By far, for me, the star of the night was the venue "Lost in New Haven" museum. To say Robert Greenberg has done an amazing job is an understatement. Huge hat tip to him. I live close, and I plan to discover it fully.

I hear they're nice events. I'm going for the first time. Doors open at 6 PM, and the event starts at 7 PM. Tonight's event is titled:

Wonder on Elm Street

Update: Thanks to all who responded. I think I got it.

AI slop is bad; Wonder is mediocre, except for the onion rings (I love onion rings). Buy local. I am looking for a good diner, preferably in NH, or a breakfast place that does a great grand slam: pancakes, eggs, bacon, or sausage, and toast. Likely a new post soon.

Has anyone tried them? Interesting concept; I'm curious.

Where Am I?

On Science Park, just north of Strength Haven Athletics. I'm told it's been in development for a while. I can't wait for the Japanese Food Hall opening in 2027.

Out for a leisurely bike ride. I've not explored this part of town; it's beautiful!

Future 50+ Shared Living in New Haven?

Hi everyone,

I just renewed my lease, so I’m set for the near future, but I’m looking ahead and want to explore shared housing options down the line in New Haven.

I think there’s a real need for good shared living or co-housing options for the 50+ crowd—a setup for people who want community and shared space without giving up their independence.

If you're in that demographic and interested in brainstorming or collaborating on what this could look like, shoot me a DM.

*** Service/Hospitality Rock Stars ***

A couple of months ago, I recorded a video of an employee at a local 3-store bakery who consistently provides fantastic service. I got the employee’s consent to record and share it with my neighbors in a major New Haven residential complex to highlight their great work.

However, I haven't spoken to the bakery owners, and the employee doesn't know I'm considering posting the video here on Reddit.

Is this kind of video and unsolicited praise allowed on Reddit and in the r/NewHaven sub? Also, what’s the consensus on posting something like this publicly without checking with the business owners first?

Best Lox??

Been fantasizing about making my own bagel-and-lox sandwich. Considering two options.

  1. The bagel from Olmo, maybe even the cream cheese too. Not picky about where I get the red onion or the capers.
  2. I'm told Whole Foods offers good quality for all the ingredients I need.

Is Provisions on State an option for great Lox?
