Any Experience with Metropolitan Property Group?

One of their agents showed me an apartment today. Will be showing me another tomorrow. She was very friendly and did a great job showing the place and answering all my questions. Told me about the resident that had lived there the past couple of years and said another person that toured it spoke with the current resident to ask about their experience. It all seemed normal.

They are now asking for a good faith deposit as part of the application... it all seems a little fishy to me and I have seen reviews saying they are a shady company and that they have stolen good faith deposits or made changes after receiving the deposit that make the lease less desirable. Would feel a lot better if the deposit were after i had been approved and seen the lease... any advice on this?

Paperwork Required for Guarantor w/o Income

The guarantor that I will likely be using to sign a lease is pseudo-retired, so they are not making 80x monthly rent. What paperwork would a landlord accept in place of paystubs to show substantial assets adequate of covering rent?

Also, I am graduating and do not have paystubs or tax returns documenting any income in the past. Will a copy of my job contract suffice in place of these?

What is the vibe of this belt?

Can’t totally tell… kind of has a western vibe it feels like. Can I wear it with dress clothes? Keep it more to denim/other western wear? I’m not totally sure
