Requested Fees as Part of the Application Process

Hi everyone. First time applying to NYC apartments. Came across a unit that my roommate and I really liked and want to apply for. In the note with the link to application there is language around “reserving the unit” for a fairly large sum of money that then goes against rent and other normal fees (screenshotted). Is this standard practice?

• Part of a 2bed/2bath apartment; roommate is 24M, organized, responsible, and very easy to live with
• Lots of natural sunlight in the room and apartment
• In-unit washer and dryer
• Managed building, with gym, movie room, and mail room
• Across the street from MGH, 6min walk to T stop (Red Line), 7min walk to Charles St shops and restaurants, 12min walk from Common
• Asking price is $2400/mo, excluding utilities (~$50 per month)
