Looking for someone to take over our lease starting June 1 (ideal) or June 15 (latest). You’d be locked into our current rate ($4,100) until December, at which point you’d have the option of re-signing for one or two years at the stabilized rate.

The apartment was gut renovated within the last five years and is located in a beautiful, pre-war building on Washington ave, right by the Botanic Garden (being so close to the park has been a dream, and we are very sad to be giving that up!). The building is well-maintained (super lives downstairs), quiet (we never hear our neighbors from our apartment), and has a lovely art deco lobby and exterior. There is a trash chute on each floor, common areas are cleaned weekly, and an exterminator comes once a month. The building is also pet friendly.

Our apartment is on the first floor, though slightly elevated from street level. It has a beautiful, open kitchen, laundry and dishwasher in unit, and an en suite bedroom adjoined to the (slightly) larger of the two bedrooms. The apartment itself is not huge (roughly 650 square feet), but the high ceilings and open living/dining area help it feel a bit more spacious. We also have a large storage unit in the basement which you’d be welcome to (we do not pay extra for it).

The apartment is run by a management company, who will be looking for the usual things: income 40x the rent and decent credit. I am almost certain they are ok with guarantors (and I will double check this for anyone interested).

We’re looking at an apartment where our kid (starting pre-k in the fall) would be zoned for PS 249. It looks great from what I can tell, but it wasn’t on our radar when touring schools earlier this year, and I was curious if anyone had any first hand experience.

Specifically curious about whether there’s a strong community feel (we’d be new to the area and would love to get to know our neighbors this way), how much they emphasize tech, tests and homework, and whether kids generally get a lot of outdoor time. I appreciate any insights!

My partner and I used to live in a big, pre-war building on Eastern Parkway, and I think it changed our brain chemistry; we haven’t loved another apartment half as much since then. We’re hoping to settle down for a while at our next place, so I’m casting a wide net seeking leads on apartments that match our (admittedly picky) criteria. Our current lease is not up for several months, so we’re planning to sublet our current apartment if we do find something (more on this later on in this post). If not, we’ll adjust our expectations accordingly when our lease is set to expire (so no need to tell me if you think I'm being unrealistic; I'm aware this is a tough find!).

What we are looking for: A big (900+ square feet), two or three bedroom apartment in a pre-war building, ideally rent stabilized (or at least covered under good cause). We have a strong preference for minimally renovated (i.e., original layout), bigger buildings, and a separate kitchen (galley or eat-in). No frills is totally fine (we can get by without a washer dryer or dishwasher), though we’re hoping to find a building that is quiet and reasonably well-maintained. As a reference, here is my idea of a perfect apartment; we are basically trying to get as close to this as possible.

Hoping to find something in Prospect Heights, Crown Heights (near or north of Brower Park), or near the park in Prospect Lefferts Garden or Windsor Terrace. We’d love to stay close to 3k or under, though could go up to 4k.

A bit about us:  I teach at CUNY, and my partner is a social worker. We’ve been in the city for roughly 18 years and moved to the Prospect Heights/Crown Heights area about five years ago. We have a preschool aged kid who would gladly, and often does, spend a full day biking and exploring Prospect Park. 

We have excellent credit and solid financials. We are quiet and respectful tenants, and we value building and being in community with our neighbors. We are hoping to find a place where we can settle and put down roots.

Our current apartment is a two bed, two bath on Washington Ave by the Botanic Garden. It is in a well-maintained, older building and recently gut renovated with a washer dryer, dishwasher, and beautiful, full-size kitchen. It is rent stabilized and we pay $4,100.
