apple id stolen

I’ve had it with my luck this year. My phone got stolen recently, and don’t ask me how but the person who stole it was able to change my trusted phone number from my account and lock me out. Now, I have everything, my email, my password ( that hasn’t been changed yet for some reason ) and can even show my id to apple that is me the owner of that account but since my account was blocked and to unblock it I need to write the phone number the thieves inserted I can’t login or at least recover my photos. What can I do guys I’m desperate

Wholesaling a tenant-occupied property with no access — how are would you guys handling this?

I’ve got a deal right now and I’m trying to figure out the best way to move it.
I have a property under contract for 110k, ARV is around 315k. I have a buyer lined up at 155k, so the spread is solid.
The issue is the property is tenant-occupied and they’re not allowing access at all. Current owner has already started the eviction process, but obviously that’s going to take some time.
Right now it’s basically a drive-by only deal with no interior access, which is making buyers hesitant (understandably).
A few questions:
How are you guys selling deals like this without access?
Are you just pricing it lower to account for the risk, or structuring it differently?
Would you wait until eviction is complete, or try to move it now?
Are serious investors still buying these in your market?
I’m being upfront about the situation, just trying to figure out the best way to actually get this across the finish line.
Any advice from people who’ve dealt with similar situations would be appreciated.

Thoughts on prop wire?

What’s everybody’s opinion on “prop wire”? I’m still fairly new to wholesaling so I haven’t tried every skip tracing platform yet, but as of now i’d give it a 7/10. Would you trust the estimated property value that they give you when you search a property? (of course i run my own comps, just wanna know your thoughts)

Help, urgent Seller threatening to cancel last minute over missing easement doc — deal basically done except this one issue

I’m in the final stages of my first wholesale deal and I’m stuck on what feels like a bureaucratic nightmare right now.
Everything in the deal is basically ready to go — financing is in place, title is clear otherwise, survey is done, and we’re literally at the finish line waiting for Clear to Close.
The only issue holding this up is an old utility easement referenced in a recorded document number. The problem is the original document is nowhere to be found right now — not with the village, not with the surveyor, and title is still trying to track it down.
The easement itself is already shown on the survey, so it’s not like anything is unknown or newly discovered. It’s just the actual recorded document that’s missing from the file.
Now the lender is stuck because they want the exact document before issuing CTC, even though title could potentially work around it (exception, indemnity, etc.). We’re actively pushing for those alternatives right now.
Here’s the issue: the seller is getting frustrated with the delay and is now threatening to cancel the deal if this doesn’t get resolved immediately.
I’m trying to figure out the best way to handle this without losing the deal at the finish line.
Has anyone dealt with something like this where:
a recorded document can’t be located
the easement already shows on survey
lender is stuck on paperwork rather than actual risk
and the seller is getting ready to walk
Is there usually a way title/lender pushes through this, or am I at the mercy of waiting for the municipality to find the record?
Any advice from people who’ve seen this before would help a lot. I’m in cook county, Illinois if it matters.

Why does everyone say “just open title” instead of actually knowing the tax numbers first?

Serious question—why do so many wholesalers just say “open title and figure it out later” instead of actually knowing their numbers upfront?
I’m working a deal I got from driving for dollars and I’ve already:
Pulled county tax info
Looked at delinquent years
Got FOIA back for municipal liens
But when it comes to exact tax payoff, it feels like there’s no clear way to get a real number without just opening title and hoping for the best.
That doesn’t sit right with me because:
👉 If taxes come back higher than expected, the deal can be dead instantly
So I’m trying to understand:
Is there actually a way to get the true payoff amount (with penalties/interest) before opening title?
Or is everyone just estimating and taking that risk?
Feels like a lot of people are just winging it and calling it due diligence.
Curious how people who’ve done a lot of deals actually handle this.

First wholesale deal delayed (hard money + title issue) — should I be worried?

Hey everyone, looking for some advice because this is my first wholesale deal and I’m trying not to overreact.
I got a property under contract on April 17 and assigned it the same day to my buyer. They’re using hard money for the purchase.
Our original closing date was May 8, but we didn’t get the clear to close in time. The buyer’s attorney told us last week that we should expect the clear to close by this past Monday and that we’d likely close on May 13 (tomorrow).
Now it’s the day before closing and we still don’t have clear to close. My buyer is saying the lender told them they’re still waiting on title.
We’re using Fidelity Title here in Illinois, if that matters.
So I guess my questions are:
Is this normal with hard money deals?
How often do title delays push closing last minute like this?
At what point should I actually be concerned the deal might fall apart?
I’m trying not to panic, but being this close to closing with no clear to close has me a little on edge.
Any insight from people who’ve been through this would really help.
