Leeds sourcing companies

Hi all, first time investor here based in London.

I plan to buy 2 BTL terraced houses in Leeds . Going for capital growth over 5 to 7 years. I dont know Leeds market so I need a sourcing company. After research I narrowed it to two:

  1. Property Elevate, Leeds focused since 2009

  2. Property Fit, Manchester based since 2004 but cover Leeds

  3. Also looked at CityRise but they seem to be more off plan apartments which I don't want.

Has anyone here actually worked with either? Did the deals perform like they promised, were fees clear, any red flags?

Also happy to hear about other Leeds sourcers worth talking to.

I'm a beginner in real estate investing. I currently live in North London and I’m looking at getting into HMOs, potentially in Luton.

I have a few questions I’d really appreciate some local insight on:

  1. Is Luton still a good area for HMO investment in 2026, or has the market cooled off?

  2. One thing that concerns me: I’ve noticed several HMOs for sale in Luton that have been sitting on the market for over a year. That raises a few red flags for me.

  • Why would a landlord be selling a (supposedly) cash-flowing HMO in the first place?
  • What are the common reasons an HMO in Luton might stick on the market for 12+ months (overpriced, licensing/ planning issues, poor layout, bad area, oversupply, etc.)?

Any thoughts, personal experiences, or things I should watch out for would be really helpful.
