Advice needed for small, awkward living room

Just moved into a unit with a much smaller living area. Need advice on handling the corner fireplace. I’m leaning towards using the couch as is to split the room and getting a nice wooden tripod for the TV to kind of be elevated next to the fireplace (roughly where it is now) and ditching the entertainment system in the photos.

A friend suggested getting rid of my cafe table and chair and just using bar stools for the super tiny kitchen cutout but that’s a bit extreme I think. Any advice is appreciated!

Bonus points if you have suggesting for squeezing a cat condo and litter box (currently in a small spare bedroom upstairs that I’m trying to free up)
