Bought a 3BHK (1058 sqft carpet) in Krisala Luxovert, Tathawade in June 2024 for ~1.09 Cr all inclusive. RERA possession is June 2028.
I’m trying to evaluate realistically whether this was a good long-term decision or an overleveraged one.
Current situation:
- Home loan: ~92L @ 7.15%
- EMI: ~70k
- Plan is probably to either:
- rent it after possession, or
- sell around 2029–2030 depending on appreciation
A few questions specifically for people familiar with Pune west real estate:
What do you realistically think Krisala Luxovert pricing can reach by 2028–2030?
(Not builder quoted rates, actual resale/liquidity value)Is Tathawade still in strong growth phase or already getting oversupplied with townships?
How do projects like Krisala compare with:
- Kohinoor
- VJ
- Pharande
- GK
- Austin
- etc in terms of resale demand?What kind of rental yield can a 3BHK in that area realistically expect by 2028?
Would you personally hold such a property long term or exit after appreciation?
Any red flags about:
- traffic saturation
- water
- infra
- future supply
- resale liquidity
in Tathawade/Hinjewadi belt?
