Present for an old master carpenter

edit: I think I may go with stabila digital level. Would most prefer 24 or 48?

I have a carpenter who has done a few biggish jobs for me. Old dog. Knows everything about anything involving wood and the likes.

I want to get him a nice hammer as a thank you. He likes Milwaukee (I think at least, because all his tools are Milwaukee) I was thinking a milwaukee titanium hammer with a wood handle. He seems to complain about arthritis so maybe that would help a bit? Maybe he wouldnt even use it haha. Should it be a 10oz or 14oz? Any recommendations? Any recommendations about a different present all together?

Protee hitting area distance question

I know if I put my protee at 10ft it says 3'7" from the camera for the hitting area.

Is that the front/start of the hitting area or middle? If not, im guessing 3'7" is the middle of the hitting area? Which would make the front 2'7"ish from the camera?

Burning beard spot/broadway

Asked before, but still, just curious...how can a prime location spot on broadway stay empty that long...who's paying the rediculous property tax? Why are they taking a hit on missed revenue for years? Crazy.
