Breaking lease before movein

So I signed a lease on Sept 25 for move in on Nov 1. Currently paying $1950, new place is $1700. I gave my notice at current place on Sept 30.

They reached out a few days later and offered to lower my rent to $1600 if i'd stay (fantastic deal, especially to avoid moving expenses). I told them i'd already signed new lease and would need to speak to new LL.

Spoke to new LL today, I was super polite. Explained the situation to him, he didnt really want to hear any of it and just said he wants what's coming to him. I offered to send him the deposit (half month) to dissolve the lease but he said he wants a full month, so $1700.

I was surprised by that, since today is only the 4th and in my opinion (current LL agreed) 4 weeks should be plenty of time to find someone. New LL said no, he's very thorough, there's little to no chance he'll find someone by November.

So what are my options? I was considering just moving forward with the new lease as planned, but he was honestly pretty rude and it put me off from moving in there.

Legally as I understand it I'm on the hook until he finds a new tenant, but he's legally obligated to try to find a new tenant promptly.

If i decided to break thr lease and he went through the RTB what are the odds they'd make me pay a full month?

Any advice appreciated

Dealership lying about APR?

So I'm about to close on an Elantra N out of province. The dealership approved me for financing and confirmed 2.49% over 72mo with an OTD price of $46231 including tax. According to several online calculators that should be a monthly payment of $691.92. Yet they wrote down $725/mo, on the deal sheet, which would be 4% APR, or an extra $2300 in interest.

The sales manager already blatantly lied when I asked him up front if there were any fees on top of their sticker price, and he flat-out said no, that is the final price no hidden fees. Then added on an $800 dollar admin fee when we got to the full breakdown later. He refused to remove it and I grudgingly went along because it's still $2k under MSRP.

Am I missing something or is he just illegally trying to pocket an extra 1.5% interest without telling me? I'm waiting to see his response. I'm so pissed I'm actually this close || to walking on the deal. I have been lied to more times in the past week of car shopping than in my entire life combined.

Depending on what he says, can I report the dealership somewhere?

How much off for a demo car?

So I want to buy a Hyundai Elantra N. These cars are pretty scarce, there's only a handful in the province, they don't seem to move much but they're also hard to find. One of my local dealers has one but it's been allegedly used as a dealer demo. It has just over 10k KM on it, which is obviously quite a bit.

The MSRP is $42459 CAD. They told me sticker price is ~$45000. They offered 15 cents off per km, so $1500, which of course is absurd.

  1. How much should I actually try to get off?

  2. What do I need to look out for given that it has such high km? Warranty dates, maintenance records, financing considerations etc? I have the VIN but I dont know if there's any useful information I can get with it.

Thanks

Canada - how to go about buying a new car in another province?

There's a new car I've been looking at, and they don't have any for sale in BC. However across the border in Calgary they have some in stock. I want to fly out, buy it and drive it home.

I know there's some insurance stuff to sort out, but I'm more wondering about the sale side. How do I get it all sorted out remotely, including financing? (I'll be financing about $30k).

How to overcome debilitating performance issues in official matches?

I (33m) have been playing since I was 8 yo (minus 7 year hiatus) and ever since I was a junior I have had an extreme inability to access anything resembling my true playing level in competitive situations.

The gap between my practice level and my tournament level is about 2 utr points. I regularly play with a couple 9.5-10 utr coworkers and win about 50-60% of the time. This weekend I played a tournament and barely scraped out a 10-8 super tiebreak win over a 7.5 utr and lost an extremely ugly match to an 8 utr in the next round.

People who've played me in practice and then see me in tournaments are confused, often asking me things like "what was going on with you today?", "you usually hit twice that hard", "I've never seen you miss backhands like that", "you're always so consistent, how come you were missing so much today?", "that was an ugly match", "you had an off day" etc. Last year I played one of my regular 2x a week hitting partners in a tournament, who I had never dropped a set to in 50+ practice matches, and lost 6-4 6-0. Guys that I double bagel in practice I end up going 7-5 7-5 with in tournaments.

I feel like a different player when I'm competing. I completely lose my feel. I can normally crush overheads from anywhere in the court but in tournaments I miss easy putaways from inside the service box. I start hitting with bizarre swing paths that I have never used before. I hit a forehand from 12 feet behind the baseline that I was intending to be a high heavy ball 10 ft over the net, and not only did it not make it over the net, it actually hit the ground on my side first. I have never in my life hit a shot like that outside of a tournament.

Worst of all are the shanks. I probably average 12-16 framed errors per match in competition. Yesterday I had a return game where I missed 4 putaway forehands in a row from inside the service box, all shanks, and lost the game to love.

My first serve (big weapon of mine) rate drops from about 55-60% normally to about 20-30% in competition, and I frequently have serves land as long as the baseline. Today I spiked my racket into the ground when it slipped out of my hand off a first serve. I've never done that in my life. I dump backhands (my other big strength) in the bottom of the net and hit forehands either 30% pace or to the fence. Easy passing shots are shanked or dumped into the net.

I get fatigued about 4x as quickly in competitions too. I can easily outlast all my regular hitting partners, and then get to a tournament and I'm completely winded after the first point.

I used to play the piano and still play on and off, and I have the exact same problem there. I would have a piece completely mastered, I could play it 50x in a row flawlessly before a recital, drive 10 minutes to the recital hall and then absolutely butcher it during the performance, breaking down multiple times, forgetting entire sections and even forgetting how to begin the piece.

I tell myself to breathe, exhale with the shot, get the feet moving, drive with the legs, keep the feet moving. The last point of my match today when I was down 6-2 in the tiebreak I told myself there's nothing to lose and to just practice swinging out for next time, and had 100% focus on my footwork and preparation, only to immediately shank the first ball.

It's extremely discouraging to play so far below what I know I'm capable of, and it's by far the biggest thing holding back my improvement.

I'm aware a lot of players don't play as well in official matches as they do in practice but the degree of discrepancy in my case is astronomical.
