Lately I have been thinking about buying a plot because everything is getting expensive and apartments feel out of reach.

I recently read an article on Hindustan Times saying more people in Bangalore are now choosing gated layouts instead of standalone plots, mainly because of safety and fewer legal issues.
That got me thinking.

Standalone plots are cheaper, but there is always some doubt about documents and future problems. Gated layouts feel safer but are clearly more expensive.

I checked 99 acres, Magicbricks, Nobroker to explore options, but honestly it just made things more confusing.
Some listings look too good to be true, and I am not sure how people actually verify what is genuine.

Also, do people take the paid plans on these platforms? Do they really help or just add extra cost?

Right now I am stuck between going for a cheaper plot with some risk or stretching my budget for a gated layout.

Would really like to hear from someone who has actually gone through this recently.

I had been trying to sell my property for a long time but wasn’t getting serious buyers through local contacts, so I eventually listed it on platforms like Magicbricks, 99acres, and Nobroker for better visibility.

After a while, I got contacted by someone from one of these platforms who claimed they were urgently looking to buy.

They seemed very serious initially:

Visited the property multiple times

Negotiated hard

Asked me to stop showing the property to other buyers because they were “almost ready to close”

But weeks kept passing, and every time I followed up, there was a new excuse:

Loan approval delay

Family discussion pending

Document verification issues

Things got suspicious when my neighbour called me one day asking if I had hired a broker. Apparently, the same person had brought another family to view my property when I wasn’t around and was speaking as if he was handling the sale.

When I confronted him, he started avoiding calls and eventually disappeared completely.

At that point, I realized he was probably trying to flip my property to someone else for a profit without actually buying it himself.

I lost several weeks and may have missed genuine buyers during that time.

Has anyone else faced fake buyers/middlemen like this through online property platforms? How do you verify if a buyer is genuinely interested before putting your listing on hold?
